Overall a really wholesome environmental. Starting with the best things about Colonial; The people/wards are amazing and the managers are nice. They do "Tasty Tuesdays" almost every Tuesday where the office provides small bites or treats to eat/drink. You can even get a free snack almost every day if you go to the office and pick something up from their snack cabinet. Having a printer that they let you use can be incredibly handy especially if you don't want to pay for it or travel all the way to the school. They have AC, what more can I say. They also have a bunch of other useful amenities such as a washer and dryer in each apartment, a pool table, a piano, a weight room/cardio room (albeit pretty small), and storage. It's also very convenient to be close to the school. Now for the kickers; You have to remember that this is a really old apartment complex so it does look a bit retro at times and things are prone to breaking more often. Just because of the need to fix things around the complex, it can sometimes take a while to get maintenance to come check out a problem at your apartment, though if it's severe, they're definitely over there a lot faster. I stayed there for Fall semester two times, and both times it took them a long while to remove the AC units, making the rooms a bit cold at times, though if you don't stay there for Fall, you shouldn't have this problem. I will say, for how much you get versus how much you pay, I think its quite overpriced. Other (and arguably nicer) complexes offer many of these things and a nicer living place while having a better/lower price. Quite frankly, the only thing I could recommend coming here for is the amazing wards, people, and overall social aspect. If you are looking for a nicer apartment and don't really care about people, this is definitely not the place for you. That is why I give this place a three star. Great place to meet new people if you don't mind sacrificing the quality of your living space.

Meh it’s ok. Too expensive for what it is. Management lowkey sucks. The office is empty during hours half the time. They are incredibly unreliable, for example they said they were going to take out all the AC units 2 months ago but have done nothing so far. The office is also empty during hours half the time and they are really bad at answering texts or calls so that’s super annoying. Honestly if you want to live here it’s really not that bad. It’s just dumb it’s so expensive for the quality of the apt. I lived here for a year and I enjoyed myself, the ward for the first floor is INCREDIBLE.

This place has really gone downhill! I used to love the place, but then two things changed: the apartment management and maintenance. First of all, the apartment management sucks now. I have found that most apartment managers seem to want to be on your side and make life nice, but not the current one, Josh. Here are a few things that have happened: someone got an eviction noticed because they "didn't pay rent" even though they paid their rent, someone got kicked out of their apartment because they were planning on coming later in the semester (Josh didn't notify them and that caused an issue), Josh told someone a lie about how someone's roommates collectively decided to kick that person out of the apartment. Keep in mind, this is just the stuff that I know about. The other thing is the maintenance. Our maintenance guy is great. He does a good job, but there's only one of him. In a place as old as this, you just need more than one guy. Here's a horror story: over a year ago an apartment reported a leak. They didn't get around to it, so the apartment reported it again and again. About a year went by and someone finally came around to check on it. When they went to fix the leak, they found that there was a terrible mold situation and, in order to properly clean it up, everyone had to get kicked out at mid-terms. Recommendation: Find somewhere else until Josh leaves. Note to the apartment owner: Redstone, once these problems get solved, I'll take down this comment.

I lived at Colonial house for my first 2 semesters, Fall of '22 and Winter '23. I got a contract at a different place for my 3rd semester as soon as my contract was up. They painted the doors and siding black from white during my first semester, so my door number was tape beside the door. They changed management right before I got there, and couldn't access my contract. I had to change my password 5 times until their office fixed my problem. For my 2nd semester they suddenly upped the price. We told them before the Christmas break that we needed our heater fixed and it was more functional after the break, but would turn off if you turned it down 10 degrees. The washer lining was full of mold. We read the contract and thought it would be alright if we had our cleaning supplies under the sink for the Christmas break. No, they removed them and charged all 6 of us roommates. The 2 fridges were nice. They cleaned up the cat fur from the summer residents eventually. When our carpet got wet from the snow we track just inside the door they gave us a fan to dry it. They did their best to help us keep our toilets unclogged. They fixed the sprinklers when the adjustment was off, spraying our windows.the storage under the beds was spacious though. I wouldn't live here again.

Living here was a good experience overall. The managers are generally nice and maintenance was fairly quick if a problem ever arose. The building is in a nice location for students, being right next to BYU campus. The cost to live here isn't outrageous and at the time of writing this, it's very reasonable. Any student who drives a car should be aware of the parking lot entrance. There's a large dip in the entrance that will scratch up the front of your car pretty easily, even driving at a relatively slow speed. It's not a deal breaker, but important to note if you own a car.
