DO NOT RECOMMEND Staff failed to provide a me proper permit when picking up my keys and despite paying for parking for months my car was towed (25 minutes away and $177 to get out of impound). Only to 5 days later abolish the decal permit policy and enforce by registered plates (which mine already was). By the way staff is handling the situation it seems to me like this has happened before. Owners will not take accountability and then I was told it was my fault for not asking?! They will deny responsibility for anything and everything don't bother with the headache check out literally anywhere else 👎

Wow. The Verge has blown away all of my expectations for an off-campus apartment. GREAT location close to campus, BEAUTIFUL interior spaces, and AMAZING office and maintenance staff. I have had an unforgettable experience here so far both living and working here, so I would highly recommend living life on The Verge and calling this place home for as long as you possibly can!

Hello, currently moving into the verge and I wish to god I wasn’t rushed finding a place. My apartment on move in was disgusting, there is a persistent smell, stains throughout the apartment, damaged woodwork, blinds, appliances, and not to mention the unit is no where near advertised online. In addition to this, these are listed as student apartments; I don’t think to be true as many middle- older aged people are living in the units next to me. I tried to get help during move in, but was instructed to use an area rug on the stains, and they would be fixed next year. As to the damage, no comments have been made. Maintenance came over, looking at the stained carpet in my bedroom, said “area rug”, and then marked the work order as complete. This place is a sham and probably the only housing complex in Oxford that will ask you to cover up ruined carpet with a rug you’d have to purchase. Other problems with the furniture (was replaced), the garbage disposal, the dishwasher, and the bathroom fans. Currently trying to find a lawyer, over $1000 a month per room is honestly absurd for the condition of the apartments. Hoping the owner responds with some explanation as to why this experience has been so miserable. Enjoy the images!

TLDR: You may think the money is worth it because it’s convenient and easy, but in reality, management is crappy and impossible to deal with. Take the time to look into other apartment options in the area unless you’re okay with spending 4 credit hours either on the phone with a robot that doesn’t work or in the leasing office. The apartments themselves are great, spacious, clean, whatever etc. When you have NO problems, the place is perfect for a Miami student. The issue is that you’ll ALWAYS have problems because the management ropes you into THEIR mistakes and incompetence. They constantly make mistakes on paperwork, send out inaccurate emails, and throw in random charges. Once you have an issue, it’s like they’re reinventing the wheel. It makes this place so insufferable to live at because you’re paying for convenience, but the convenience DOESN’T even exist. Management is constantly changing, random new rules are constantly being thrown around, and no one ever seems to know how to actually do anything accurately. At first the small inconsistencies are ignored because you genuinely think it’s a careless mistake, but once it starts happening over and over again, you realize that it’s just a terribly ran money hungry SHADY business. Some of the many issues during my time there just so you get an idea: Maintenance entering my apartment with their master key with NO notification, warning, or reason. Management had no clue they even went in our apartment and took absolutely zero accountability for THEIR failure at our safety. Spend your money elsewhere at a place where the management is upfront or even existent.

DO NOT LIVE HERE. I REPEAT DO NOT LIVE AT THE VERGE. Granted some of the apartments are nice, there’s a chance you could get absolutely screwed and end up in the pet/ accessible room when you do not require either. This means your entire apartment will be different than the one you tour and the one posted online. Not to mention a severe decrease in the quality of household items such as furniture, lighting fixtures, appliances, showers, just to same a few. The management seems relatively incompetent. Cheers to the maintenance guys, although David the director is frequently dismissive and plays his part in the system. Don’t know about the GM besides his whitty responses to my genuine concerns about some of the awful aspects of being a resident here. Everything is rather lackluster, from the flooring to the violent creaking that said flooring makes when walked on. They send a text message almost every morning about renewing the lease, I think this is hilarious because they can’t even renew the smell in the walls from previous residents, and because it puts a smile to my face knowing that people may be staying away from this forsaken place once and for all. If you’re reading this after moving in, consider yourself screwed, and start compiling a list of discrepancies, share with an abatement attorney and get a plan of action before your lease ends. Icing on the cake is the bugs, which they apparently need to spray for monthly hahaha. This place does not even partially mirror the functionality that is present in other student rental facilities, I at least find it amusing to see them try, although I believe it to be beating a dead horse. In the meantime they can collect revenue from towing fees, it seems to be the most booming aspect of business around here. Cheers verge, to the most miserable living experience I’ve had here in Oxford.
