genuinely one of the worst places to live in manhattan. the staffing is so horrible. they don’t listen to a single complaint, they always make it seem like it is all your fault. maintenance left my apartment accidentally unlocked for 6 days while on break without my knowledge they were even coming in the first place. they rarely give you 24 hour notice when coming in, WHICH IS ILLEGAL BY THE WAY!! so half the time you wake up to a random man in your apartment half ass fixing things. when i called upper management about it they said they would work something out and call me and i never heard back. shocker. everytime i have needed something fixed i see them come in with glue and tape and half ass do the job and be upset when they have to come back. they try to blind you by holding events and fun activities for the shitty place you live in. genuinely wouldn’t recommend this place to my worst enemy. no wonder the top listed thing on facebook marketplace is people needing a sub leaser for this place. save yourself the headache and go somewhere else. this place is expensive and they keep raising the price but give you nothing in return. i am looking forward to moving out of this hell hole and into a place where people care about you as a resident rather than the money you provide.

FORGET YOUR DEPOSIT, They have a crazy loophole for keeping your deposit by charging you 2x the amount of rent your last month cancelling out your deposit 😭😭😭This year was horrible and lawyers almost got involved multiple times, many of the same complaints everyone else mentioned. Staffing is horrible and make every problem seem like it was your fault, Rent is super inconsistent, the quality (paint and caulking just throne on messily all over the place) is horrible and the pictures they use are ai edited CATFISH. Half way through the year our entire apartment flooded 6-10 inches high due to maintenance, which was very inconvenient with no discounts or concern addressed and like others said the maintenance just barges in whenever they feel. I could go on but I’m tired, Very disappointed

Honestly one of the worst places I’ve ever lived. They charge you random fees ALL THE TIME! They also really don’t fix things well. They also rarely give you notice when they come into your apartment. The AC does not work very well and when you bring something up to the front office they just copy paste the same message that say upper management will call you. I was told this time and time again since August and it’s April now and I have t gotten one call. Absolutely do not sign here unless you want to pay 1000+ in unknown fees.

I’ve had such a great experience living here! The management team is professional, friendly, and quick to respond to any maintenance requests. The property is always clean and well-kept, and the amenities are a huge bonus — especially the gym and pool. My apartment is quiet, modern, and feels like home. I also really appreciate how safe and well-lit the community is at night. Overall, I’d definitely recommend this place to anyone looking for a comfortable and reliable apartment community!

Awful experience, could not recommend less. The property is poorly maintained and management couldn't care less. They focus all of their resources on advertising instead of taking care of their tenants. They often do giveaways or discounts for signing a lease or leaving Google reviews. They don't keep any records so you REALLY need to keep track of everything by yourself. Even if you do, they'll still try to find a way to screw you over. If you don't pay electronically they'll scam you out of hundreds of dollars. My roommates and I have lost so much money because the landlord "lost the money" or "never got the money order." Even when my roommate showed a receipt that was given to them by the office confirming their payment, the landlord claimed that it was invalid because the money was never received. My roommate had to pay late fees on top of the rent they had already paid but "went missing." Plus, maintenance always tries to cut corners so they don't have to spend more time actually fixing the problem. On two occasions the ceiling in my unit leaked and fell apart over the stove. On both of those occasions it took almost three weeks for the problem to be fixed. It took them one week to even come by to see the problem. Terrible place. Do not lease here. To the Gramercy staff: Thank you for responding but I will have to politely decline. I have little faith that any communication will resolve the problems I had. Seeing as all of my roommates and I paid security deposits which we have been told never existed and do not exist in your system, I sincerely doubt that anything will change if I continue communications.
