Do not live here. I have been living here for less than a semester and have had something go wrong it feels like every week. When I first moved in my window would leaked water whenever it rained. It sat broken for a while, to the point where the carpet become covered in mold and had fungus growing out of it. That eventually got fixed a could months later. Our A/C went out, we had to go a week with no A/C on a hot week in September. We had to get a washing machine replaced shortly after that. This is not just one unit. There are issues with the entire property. Parking lot floods, elevators break quite a bit, the entry gate has been broken for a couple months now, allowing for people who don’t pay for parking, to park and take spots away from people who do. Most recently the A/C broke yet again, and now going on week 3 of having no A/C. Front office has been told, but nothing seems to get fixed. This place is nowhere near worth the amount you pay per month.

Lived here for a couple years and never thought the place was run the best (constant broken doors, stolen bikes, elevator broken down, dog crap in the halls, smashed windows, etc). The building is built pretty cheap so stuff falls apart on the regular from general use that any other apartment would be able to withstand, and the floor in the apartments is cheap vinyl that scratches easily so you've got to be super careful moving anything. We once had had our drains get backed up for 2 weeks because according to the plumber they sent, we were "flushing our tampons down the toilet", even though our apartment was all men. We had a pretty bad mold problem in our furnace / water heater room we found after we moved in and had to treat it ourselves because one of the maintenance guys would get grumpy whenever we mentioned the place was a biohazard. Then there was moving out... total nightmare. They charge the absolute crap out of you for the most ludicrous things I have ever heard, I got charged a fee for dusting the top of my door and for having small cracks in the paint on my wall from the building settling (it's only three years old and there are already beams starting to bow out through the drywall). There was also water damage to the walls by each of the windows (look at some of the other reviews, water damage from bad window sealing is a very common issue here, maintenance will re-caulk them but it never fixed our issues). As a result, I lost my entire deposit and have refused to pay an additional 60 they charged me on top of my deposit with no explanation, so now I have a collections agency hounding me. This place is in a great location but the price and the unprofessional way it's run are a stark contrast to how it's advertised, from my experience. If you like having money and not having to waste time dealing with a million issues so you can enjoy college and aggieville, then I wouldn't recommend living here. I've seen a significant number of replies from their office on here telling people to take complaints to the office, however the office is usually full of student employees (friendly and personable, but completely out of the loop with management and not able to help). I've wrote several emails about disputes to their leasing email address they advertise for questions and have never received any responses from them aside from one telling me I owed more money to them than my deposit.

I’ve been a resident here for several years and have enjoyed it until my recent experience which has been extremely disappointing and has completely changed my perception of the staff here. I am currently having an awful time with the new management. An unexpected charge was added to my account moments before rent was due without any warning or clear explanation, leaving me no opportunity to review or dispute it. On top of that, late fees were applied while I was actively trying to reach out and get clarification on the charge. There also appears to be little to no verification process behind these charges which raises serious legal concerns. These actions do not reflect fair or standard management practices. I have tried repeatedly to reach out and request a refund but have been met with little empathy or explanation- only continued enforcement of the charges. It is uncomfortable for me because while I have always recommended this property to others in the past and have usually had positive experiences with the staff, I feel that I can no longer communicate that given how much stress this situation has given me and continues to do so. I really hope management takes the time to fully understand this situation and work toward a fair resolution rather than using this as a chance to profit at my expense.

I have been consistently frustrated with the management at this apartment complex due to their ongoing lack of professionalism and poor communication. One ongoing issue is residents parking in the actual driving lane of the parking lot, creating safety and accessibility problems. Despite multiple complaints, this continues to happen with no visible enforcement. On multiple occasions, the parking gate has malfunctioned, including one instance that left me and several other residents trapped inside the lot. I contacted the office just four minutes after they opened to report the issue, and instead of receiving assistance, I was met with irritation. Overall, the issue is not the individual problems, but the dismissive way management responds to resident concerns.

Love living here great room layout and super close to Aggieville. People are super nice as well. Best apartment complex in Manhattan Kansas.
