I’ve lived in this complex long enough to confidently say: do not waste your money here. First, the building constantly smells terrible. They make residents pay for “valet trash,” which they only pick up once a week, so the hallways reek. Now they’re telling us we have to take out our own trash on the days they don’t pick up (which is every day except one) or we get a $100 fine. If I’m taking out my own trash, why am I paying for valet? Make it make sense. But honestly, the trash situation is the least of the problems. The apartment itself looks nice at first glance, but the furniture they provide is dirty. The amenities are a joke. The pool (when it was actually open) was questionable at best, the “year-round hot tub” has not been open a single time since we moved in, and the grills + fire pit haven’t worked either. They advertise these amenities heavily, but they do not maintain any of them. Parking is another scam. You pay $75 a month, yet one of the gates has been broken for over four months. What exactly are we paying for if basic maintenance isn’t happening? Inside the unit, the shower rods are installed absurdly high, so water pours out under the curtain no matter what you do. The only people here who seem to actually do their jobs are the security guards — they’re kind and efficient. But management? The office staff? Completely incompetent. Issues don’t get addressed, communication is poor, and no one seems to know what’s going on half the time. Bottom line: This place charges luxury prices for dollar-store quality. If you’re considering living here, look literally anywhere else.

I love Proxi and everything about it! The staff is incredibly kind and truly goes out of their way to accommodate unique tenant needs. The property is spotless and clearly well-maintained. If you're looking for a professional and clean place to live, this is it!

I wouldn’t not recommend living here, these pictures are from when we first moved in! They still haven’t fixed any of these things btw. Rent is very overpriced compared to other complex, saying that it’s because it’s “luxury”. But it’s a lie, everything in here is cheap and breaks easily. The back gate has been broken since move in, the back door as well. They don’t care about their residents safety at all, so many car break ins because of this! I have had several packages stolen from the office. They also are very petty about trash pick up that we pay $15 for, & threaten to charge you an extra fee if it’s out past 9am, yet their trash people sometimes never come!! They don’t respect their residents, we had a roommate move in without 24hr notice, not know who this person was. Not to mention this person was in jail multiple times!

Proxi is a great place to live. It has excellent imenities and is safe and secure. Best apartment complex in Lawrence.

This apartment complex charges a lot of extra fees but doesn’t maintain the property properly. Residents pay for things like trash and parking, yet the hallways are constantly dirty, smell bad, and have holes in the walls. The trash is rarely taken out on time and the building overall feels poorly maintained. Parking is also a huge problem. There are very few resident spots while several are reserved for staff. If you park in the wrong place, they’ll tow your car without warning and it costs about $150 to get it back. The front office is also very unprofessional. There seems to be a new staff member every time you go in, communication is poor, and you often get different answers depending on who you talk to. Overall, the fees are high, management is disorganized, and the property is not well maintained. I would not recommend living here.
