Hawks Pointe II, lawrence-ks

Apartments are pretty decent for the price, lots of personal space and closet space. Amazing location. My toilet wasn’t working properly upon move in, but Joseph came and fixed it very quickly. My only major complaint is that the walls are extremely thin, so I can hear my upstairs roommate every time he wakes up before me and my neighbors can be loud at times. The wifi can also be spotty at times. Overall good apartments that I would recommend.

Ive lived here for about 3 years now, and i can say Hawks Pointe is honestly one of a kind. I brag to anyone needing a place about all the little special events they do. They work with anyone, and isn't bad on the price for the location. The crew = from management to maintenance is really really nice/professional. I couldn't ask for more, I'm thankful be here for another year 🙏.

The apartments are a nice size and are reasonably priced. Management is not great. I put in a work order about brown recluse spiders in my apartment and within an hour, maintenance/management closed out the work order without the work being complete. There was a note that said "we will get exterminator out" I also added a note on the work order because we like to have notice before someone comes out to work on our apartment, which is allowed by law. Heard nothing from Hawks Pointe for 3 days, called the office and said no one had responded about their call, I had worked with the same extermination company and it rarely takes longer than 1 day to get a response from them. I called the extermination company myself to get a status update about 30 minutes after I called Hawks Pointe. When I called the extermination company, they said Hawks Pointe had just called and they were trying to get something scheduled... 3 days after the request was made. Not to mention the extremely loud neighbors and the crime that goes on in this area as well. If you are a student and want to live somewhere cheap, but still want to feel safe and taken care of, spend a little extra money to live somewhere with better management.

This property is past its economic useful life and needs to be razed and redeveloped. When my daughter moved it, the reforged fist punch prints and the carpet had clearly been vomited on multiple times and was so gross I had to buy her a rug just so she could walk on it in bare feet. During the year the plumbing leaked and it took maintenance several months to attend to it to the point Sheetrock was falling from the ceiling. Now that she’s moved out, the management company is trying to nickel and dime us for extra charges despite the fact that the apartment was not that great to start with. The only way to correct the issues with this property is to move everybody out, bulldoze it to the ground, and build a brand new building from scratch.

I’ve had a pretty good experience living here, although the place is older and a little creaky, the rent is pretty cheap and it has a nice kitchen and pretty spacious living area! The only problem i’ve had so far was my window being leaky that they won’t replace but other than that maintenance has come whenever we’ve had any problems and fixed whatever was broken. Overall a good apartment to live for the price of rent
