I BEG YOU, DO NOT MOVE HERE. This bankrupt property is a disaster and should just be torn down. In my time living here I dealt with: 8 separate water leaks, BLACK MOLD that maintenance cut out of the wall and then NEVER came back to actually fix, a broken toilet that turned into NO toilet for an extended period (which is illegal mind you, units must be habitable including having proper toilet), and then no lid on the toilet once the maintenance guy broke it and never came back to fix it. While we had no toilet, they knew and still sent us to use the gym bathroom — which does not even have soap or towels. We also had broken cabinets just fall off the wall. Every time I call to discuss, they never get written up properly so maintenance never comes, then I get gaslighted saying it’s not requested. Lastly, the stairs going to the apartment are caving in, serious safety risk there. This also caused flooding, as there is no proper drainage outside. The list goes on.. name something, I guarantee it’s happened to me and they’re lucky I cannot add videos. The amenities are just as bad: the pool is never properly cleaned, and the gym AC has been broken for a while, which is genuinely a heat stroke risk in the summer. The “dog park” is full of poop, the trash is never taken out, it is just infested with flies. Meanwhile, management does not really care. The leasing office is full of young, childish agents, who cannot do their job. Lexi is extremely rude and condescending, please get a PROFESSIONAL and KIND manager. The other girl is equally the same. The only one who genuinely cares about his job is Victor. He takes my concerns very seriously and even showed up during one of the leaks to take care of the apartment and other affairs. THAT is a real leasing agent, not the other people who can’t communicate together and do their job to save their life. Additionally, we were severely overcharged on our electricity, due to all our leaks and maintenance had heavy duty fans constantly running and we were not able to get any money for that, even though the leaks were not our fault. They just want any money they can get as they just sent emails threatening residents with $250 charges from the pest control over “clutter” instead of fixing the actual habitability issues in the units like THE ROACHES. Save yourself the headache and look elsewhere because this is the worst property to ever exist. Please, do not be blinded by its proximity to campus, I would’ve rather been homeless. I cannot wait to get out of here and see what kind of made-up charges they’ll get me for. If you’re a student also having the same issue, reach out to KU Legal Services. Don’t let slumlords, like these people, walk over you.

RUN!! ROACH INFESTED!!! Seriously. (all attached photos are from move in!!) This “new management” after bankruptcy has been completely unresponsive and misleading. I signed my lease on May 15th and still have not been given access to resident portals, payment information, mailing information, or basic move-in details. I moved into a unit with a severe roach infestation, no working toilet or shower, broken garbage disposal, outlets sparking and detached from the wall, and water coming up from about every drain. The kitchen is completely unusable. At move in, I hadn't brought any food into the apartment. I tried putting silverware into the SINGLE narrow kitchen drawer, and when I pulled it back open there was a roach on the utensils. After days of no working toilet or shower, missed maintenance appointments, and repeated promises that someone would come “tomorrow,” I asked management for any temporary solution or accommodation, even something as simple as access to the model unit shower. Scott told me he had absolutely no accommodations or solutions to remedy the situation. Because of this, I have had to pay out of pocket for a hotel just to SHOWER and use the BATHROOM. It is now May 20th, and I’ve spent WAY too much additional money on vacuum-seal bags, plastic tubs, roach traps, roach spray, and hotel stays just trying to protect my belongings and make the apartment remotely livable. I also have a documented roach allergy, which they are aware of, and has made the situation even worse. GENUINELY I would feel more comfortable sleeping in a car where there is no bugs, than in this apartment:/ Please DO NOT sign here, or let your children sign.

Roaches all the time. Rent was $200 dollars more than it was supposed to be every single month. Pool never clean. stuff in gym always broken. Not worth how expensive it is. Kitchen sink has been leaking and molding. do not live here awful do not suggest to anyone

I really wish I could give less than one star. If it was possible to give a negative amount I would. This place is straight atrocious. Biggest issue: my assigned to me by the Rockland roommate, ended up threatening me with violence and admitted watching me, and when I went to the office for help they refused to let me out of the lease despite my inability to live in my apartment or reside on the property safely as my roommate knows my car very well and admitted to watching my every move. When I pursued legal assistance, the property manager Bo Schneider, refused to respond to me and my lawyers efforts to contact him and never has to this day. I cannot speak or think any lower of both that man and this company and this property. He clearly does not care about the safety of his residents or the cleanliness of the units. Between the almost constant police presence for crime and disturbances, the evident lack of cleaning that was done in my apartment before I moved in, and the high amount of roaches in these units (I’ve heard rumors of mice). DO NOT LIVE HERE PLEASE DO NOT.

I was very disappointed when moving in. I did not receive a walk through prior to moving in and there are definitely concerns that needed to be addressed. There wasn’t any cleaning done except for the carpets being cleaned. Everything was dirty and there were multiple things that needed to be fixed prior to moving in. We paid for the whole month even though we were unable to move in until the 17th. That seems illegal if you’d ask me. We came in to black mold in the vent and a deep cat smell. My daughter is allergic. Trash dumpsters need to be addressed. I asked for a walk through when receiving my keys, and they of course told me to contact the customer service. I did, and it has been three days with no response.
