Helix 24, lawrence-ks

Helix 24 is such a great place to live! I have been here for a little while and have had such a great experience. The community is great and the staff and management is very helpful and responsive. I love the property and the apartments are super nice and have plenty of space. Overall a great community. Ella and Zoey both work at the office and have been so incredibly helpful and kind with any questions and always go above and beyond when assisting questions I have!

Don't live here. Live anywhere else. It might be better to have a three hour commute to KU then to live here. The entire complex smells of trash because they insist on enforcing a trash valet service that is terrible. When I moved in my bed was broken, the maintenance worker said they might replace it but probably not. They didn't replace the bed. My second year here the bed sliced my hand open and then suddenly the same day they replaced the bed. They always had the ability to do the right thing but won't until it becomes problematic. They constantly send out passive aggressive emails about what residents are doing incorrectly but with no proof of who the actual violators are. You have a noise complaint against you and you ask well what proof do you have, oh we have no proof just someone complained one time. I've gotten noise complaints about me when I've been gone from the apartment for weeks. They said they could hear the dryer. It's like you're not even allowed to live here. You're also financially liable for the actions of others while you live here. That's what I was informed when I complained about one of their passive aggressive emails. You'll be better off living literally anywhere else. I've lived in many apartment complexes and this is by far the worst one and most unprofessional service. They will talk down to you if you call to ask about something. Hope you like being called "Hon". This place is a joke. Smells way too bad for how much it costs.

Saying that they will enter sometime in the next 3 weeks is not legal proper notice. It is extremely unprofessional and disrespectful to do this at 9 AM during finals week and violates their own quiet hours policy. They do this all the time. Please look elsewhere for housing there are so many better options near campus for much cheaper. Other than that - internet goes out constantly. - Trash Valet is something everyone hates yet we can’t opt out of - pool is barely ever open - utilities are like 3x the Lawrence average by somehow (I think they are stealing) - they have an AI write dismissive comments on every bad review in fact this one will probably get one - carpet is gross - like every other review said, maintenance enters without notice as shown above - half of the gym equipment is broken/damages - dog poo everywhere in the grass - we pay about $2500, thank god I’m leaving

Absolutely little to no intercommunication between staff and management making processes extremely long and difficult. If you have an issue on the weekend, you are SOL. Security is nice except you have to call yourself cause no apt. staff will be available.

Recently spoke with Zoe at Helix 24. She was quite helpful and gave a thorough tour of the complex. If everyone there is as helpful as her, I’m going to love my stay!
