The District at Tar River, greenville-nc

Have been living here since August 2025 and you honestly get what you pay for. Easily my biggest issue has been dealing with the clear roach infestation. It is the massive kind that have been very persistent in showing up that are not just regular NC waterbugs. As someone with a major insect phobia who enjoys keeping a clean and tidy living space, its been difficult to say the least. I have reached out several times in regards to getting it handled, but their only solution to the issue is to send out pest control who come at very sporadic times and do a half-ass job. My roommate also had mouse droppings in her room before, with equal response. Theyre all fairly old buildings with clearly little maintenance done on them, so its how I believe all these pests are getting in and thriving. Getting competent and timely maintenance personnel is truly hit or miss, and a majority of them completely ignore instructions given to them. Office staff are nice from all my interactions and usually assist well where they can, but the outcomes to my issues leave room to be desired. If you are someone with a serious bug or pest phobia I would strongly advise you to seek other options. But besides that, its a decently quiet neighborhood to live in near a lot of things in Greenville with cheap enough rent. Im counting down the days for when my lease ends so I dont have to keep my head on a swivel for the next insect heading my way.

I lived at the District for one year, and while I was very enthusiastic during my first few days because of the management staff's support and the overall atmosphere of the property, my experience quickly went downhill. The units are old, and the appliances constantly require maintenance. I'll never forget when a maintenance worker named Jeff (to the best of my knowledge) came to my unit to address a toilet issue. He was impolite, had a terrible attitude, and did absolutely nothing to resolve the problem. He simply did a small adjustment on the toilet flush, said it should work, and left, even though the issue persisted. The amenities are also severely lacking. The gym is not kept clean, and when I asked the staff why they didn't provide disinfecting wipes, they told me the vendor would be delivering them soon. However, nothing was done about it during the entire year I lived there. Additionally, the air conditioning in the gym barely works, and the installed fans do not work at all. Overall, I would not recommend living here. If you have the option to live a little farther from campus, I would strongly encourage you to do so.

I stayed here from 2021-2024 and I’m still mad about the experience. Right from the get go I almost didn’t sign the lease because of the state of the apartment. There were cigarette butts in the vents and everything looked gross and smelled gross. There was writing on the walls and a note fell off of our ceiling fan blade the first time we turned it on a few days later. Then stuff just got worse. Not a single one of our windows had a functioning window screen and most didn’t have a screen at all. That meant if we ever had a window open our cat was free to the outside and bugs were free to come in. We never had a key to our back door that faced the parking lot so whenever we left we had to circle the building after locking the back door from the inside. They said a key had never been made for the lock which just doesn’t happen. So some past resident has a key to the pack door of apartment D2 still. A pipe burst under our sink on New Year’s Day in 2024 and that’s when we found out the emergency maintenance number on the magnets and paperwork didn’t work. We called every number we could fine and some didn’t do anything and everything else went to the same front desk. We had to submit a maintenance claim and luckily they saw it and came. When they showed up they said to call next time and then when we said we tried they looked at our magnet with the emergency line and said they just have changed it but didn’t know what it was. Then when they left they said call if anything happens. Still to be fair the maintenance guys were the only nice people I talked to here. Everyone at the front desk was awful to interact with. I rarely had a good conversation unless it was something basic like picking up a package. They handed out cards with emails that were no longer in service to me twice to send info to for leasing paperwork. There were two maintenance guys that went by DNA and they were great, super friendly and very helpful. They don’t pro rate your rent because “our system can’t do that”; no response when I asked why they don’t start and end lease dates on the month if their system can’t support partial months. Literally they just didn’t respond to the email. Rent went up every single year and if you don’t sign on soon enough you don’t get to keep your rent price. There are inconsistencies here. We got a $50 discount something when we first signed on because the listed rate was lower than what they were telling me on the phone. We missed the deadline to keep the current rent for the next year but they still rolled over the $50 discount. So random numbers here but $500 in rent $50 discount equals $450 first year. Rent goes up $100 next year but we keep $50 discount so $500 rent second year. Third year come around and rent goes up and we still don’t sign by deadline because it’s less than halfway into the current year you’re signed in for when that comes around to keep the next 13 month lease. Anyway rent goes up and I notice the discounts gone. So rent goes up $100 and no discount so $650 rent. I call and this lady has to be choosing to misunderstand me. She kept asking if I understood what a discount was and that my rent will go up when a rent increase happens because rent is going up. I kept saying I understand that it will go up but the previous year it went up but they still rolled over the discount so there was the total and then the jump, minus the discount (it wasn’t called a discount but I forget what they called it). She just repeated do you understand what a discount means. I’m still frustrated with this conversation because there was no problem with the exact same situation the year before. Also rent jumped every year but the pool was never open, and the window screens were never replaced, and we never got a lock for our back door, and the magnets they handed out didn’t have working phone numbers, and the cards at the desk had emails that were shut down, the apartments are clearly not cleaned between tenants, so what are we paying for?

I have lived at the district since June and I have loved every minute of it. I haven’t worried about my safety not one bit(which is a huge upgrade from my last place). Great maintenance and staff! The property is well kept up and they are always spot on about updates and news for the community! Also good prices and lots of space( I have the 3/1.5 floor space).

We have not moved in yet. However, my husband and I are very eager to do so. We are military veteran students and have been married for 4 years. The District has absolutely no problem accommodating us, and our special move in date due to a deployment. It was clear that they cater to ALL students, even those who are 24+ years old. Jordan at the front office was a GEM. I brought my mother to town to help me shop for places, and Jordan was the best host in Greenville. The newly renovated gym and student center are beautiful. They designed the space to be clean and modern, unlike many of the complexes around town. We are renting one of the newly renovated apartments and they are gorgeous. Fresh painted walls and trim, beautiful floors, fresh clean carpet, floor to ceiling windows, ceiling fans, breathtaking kitchen, and closet space to die for! (seriously a walk-in in both bedrooms, a Harry Potter sized closet under the stairs, and a MASSIVE closet in the upstairs hall). We are not deterred by the poor reviews. This apartment complex is clearly reinventing itself now that they are student housing vs. privately owned Update: A year and a half later and this apartment is still amazing. The staff has been incredible in every single way. The maintenance team is second to none. They will come out in the middle of the night just to fix any complaint. Adam will talk to you for hours,and his craftmanship is excellent. The front office is incredibly professional and they know every single one of their residents. We absolutely love this place and we will be so sad to leave after graduation.
