I have lived here for 3 years and have loved this building. The location is great being so close to campus, and I've also enjoyed the apartment itself. It is very homey with a spacious living room, kitchen, and windows that give the apartment lots of light. The staff is really great and welcoming when you walk in to the building. They offer snacks and candy, and always have fun events in the lobby to engage with residents. Some of the bad reviews seem quite petty, everything has been completely fine in my 3 years. Quick response when issues arise, good prices, good location, good management, everything is well done. 10/10 I can't recommend this place enough, it is great!

Worth noting that the noise: sirens, loud cars, and shouting around 2am on weekends, comes with the territory of being near bars in a college town, so that's not on The Soto. Light sleepers should factor it in though. Management is behind the majority of the reasons you should look elsewhere. The student workers and maintenance staff seem genuinely overworked and are not the issue. It's the people running things higher up who have a complete disregard for the residents. The Soto is expensive, and the appliances have broken multiple times. The low point: a pipe in the unit above ours burst, sending brown water leaking through our kitchen ceiling. We submitted around six maintenance requests over roughly two months. The temporary fix management provided? A recycling bin on our kitchen counter to catch the drips. That's not what you'd expect for what you're paying. I could list many more examples of such hassles but don't want to drone on. If you're drawn to The Soto for its location, I understand, it really is well located. But given the cost, the building quality and management responsiveness need to be part of your calculation too. I would strongly suggest looking at cheaper alternatives that will ultimatley be identical or better living experiences.

Managment is unresponsive to issues. Front desk staffer, nice.However, they have told us several times that the manager isn't there to only walk by the desk, moments later and see that they are there. The place was filthy on moving day, things were broken and shabby. Nothing really has been corrected over the last nine months. Management doesn't seem to care at all whats going on. Parking is a mess two, the garage gate has been broken for extended periods of time. Had our car broken into, window smashed out so much for secure parking. Not a great experience. We had much higher expectations for this place. The website looks beautiful, but that's not what you find when you move in.

The Soto is a complete scam. The pictures make it look nice but it’s a total hole. My roommate and I got placed in a four bedroom with random people after signing a lease for a two bedroom. They did nothing to fix this. The walls are paper thin, most windows face concrete walls, and the construction is so flimsy that bugs can crawl in anywhere. The new management is somehow worse than the last. So expensive just for another big heartless real estate company. None of this is the fault of the kids/students who work there however, just the management.

I lived at this apartment complex for about 9 months and there are definitely some pros and cons to consider. Pros: The location is super convenient, very close to campus. The units come fully furnished, and there are great amenities like hot tubs, a gym, and garage parking. Maintenance is responsive and helpful, and the front desk staff are always willing to work with you to resolve any issues. I also appreciate the frequent resident appreciation events, they do a good job trying to build community and show they care. If something breaks, they usually apologize and take steps to make things right. It’s also fairly easy to get out of your lease, which adds peace of mind. Cons: Some building-specific infrastructure issues take forever to get fixed. The east garage door was broken for about three months with no updates, and the Luxor package system is frequently down. If your unit faces the street, be prepared for a lot of noise and light—blinds don’t help much. I’ve had problems with loud upstairs neighbors that management hasn’t been willing to address. Utility bills run high regardless of usage, and there’s no AC in the bedrooms, only the living room. Kitchen and pantry space is limited, Wi-Fi is spotty, and several things in my apartment were broken when I moved in. It also wasn’t cleaned, so my roommate and I had to take care of that ourselves. Tandem parking can be annoying if your parking buddy isn’t around. Overall, it’s a decent place with some great perks, but there are definitely areas for improvement. Update: I have been dealing with "late utility fee" charges months after moving out. Apparently the utility fees are charged based on the previous month (which doesn't make sense) so I ended up paying utility bills until August. It took me 4 months to solve this issue after being told multiple different solutions and explanations as to why I was being charged from different employees and contradicting clarifications from the managers. I am very unhappy that it took this long to solve this issues and that no one could give me a proper resolution. Ultimately I would not recommend living here as dealing with management has been quite stressful.
