I have enjoyed living here. It is a clean and safe place. Management has been great, and Ryan was a super helpful agent when I moved in. I will say, the one thing I will warn about is cooking bacon or anything in the kitchen as you need to constantly run the fans so not trigger the fire alarm. It has happened to me and other residents if not careful. Otherwise a great spot and beautiful views from rooftop overlooking south eugene and Spencer butte!

I've lived here since summer of 2023, and all I can say is: just not worth the price. Both long-term managers we've had have been wonderful. Ryan and Marcus were amazing, but they both left for better jobs. We haven't had a permanent manager since Marcus left, which was 4 months ago. The apartment itself serves it's purpose, larger than the studios UO offers (though it is still a studio, don't expect something huge). The wifi's been good (decent speeds, only one outage in two years), furniture's okay, haven't had too many noise issues, utilities included (minus electric, but electric is discounted) makes life easier. I've had a few issues with the building itself, but nothing that was either a huge deal or wasn't partially on me. Elevator breaks somewhat often, which is annoying with a bike (which I keep up in my apartment since my last bike got stolen out of the "secure" bike room— granted, was partially on me for not properly locking it up, but I had been told the bike room was never broken into and thus got lazy about it. Don't make my mistake lol.) Freezers don't work as other reviewers have noted. Dryers are horrible. It's absolutely not worth the 1.1, 1.2k they're trying to charge. I'd say the place is worth about $700, but considering it's Eugene I'd be perfectly happy if I could just keep paying the $900 of when I first moved in here. If I was staying in Eugene, I certainly wouldn't be renewing here again.

this place is not nearly worth the price. here’s a quick overview. First off, the rooms may be furnished, but all the furniture and appliances are low quality. the fridge barely has a freezer and struggles to maintain temperature. i’ve had multiple items unfreeze in the insert box they call a freezer. the convection stove they provide is hard to cook with and inconsistent. it struggles to even boil enough water for hard boiled eggs. The dryers in the building do not dry clothes effectively. prepare to do two cycles of drying for any reasonably sized load. On top of that you’re paying for each cycle. The walls are thin. Pray you do not have a noisy neighbor or you will hear their every move. Don’t bother sleeping in. living in the dorms was a quieter, more peaceful experience. The staff push scummy methods in order to boost reviews. signs stating “review us on google to enter a raffle” littered the place for sometime. The area where the dumpsters are was constantly a mess and disgusting. the recycling bins in the back of the area are unreachable and consistently full. For a period of time, management was good but ineffective due to not being able to overcome the natural constraints of the building’s construction. sounds like that isn’t the case anymore from what i’ve heard. On top of all this, it’s expensive. way too expensive for what’s provided in my opinion. in conclusion, go find another place to live.

Ferry Street Flats is a great apartment complex. The amenities were clean, the property manager Ryan is the nicest person you'll ever meet, and on multiple occasions went out of his way to assist his tenants. There is safe and secure bike storage and a reliable package delivery. 10/10 recommend. Thank you Ferry Street Flats!

For any students who are in the process of looking for a new place to stay, I highly advise that you look elsewhere as this place is deceiving for how new and modern it looks. The rooms are all small studio layouts, and are the size of as well as costing the same amount as living in a dorm on campus at U of O. The state of the room that I got was in mediocre to poor condition. The blinds were filthy and had the previous tenant's hair sticked onto it with glue, with cracks growing on the walls that connect the bathroom vent (that big metal tube that runs along the ceiling of your wall) to the outer wall. The cabinet that is mounted on the wall is literally hanging on by a single screw and is about ready to give out. Management typically entices its residents to artificially inflate their reviews through the means of "free gift card giveaways", with QR posters posted up on every floor (minus the ground floor) next to the elevator buttons. Laundry facilities are communal, similar to UO dorms. However, do expect for one out of the three washers and dryers to be out of order. Or even worse: hogged by someone who doesn't set a timer and leaves their wet clothes in there for hours on end while others await their turn. The elevator breaks down frequently, and there's only one elevator that services this entire building. The two stairwell entries are also only accessible from the outside on the ground floor, and never connect to the inside of the ground floor at all. So have fun going out in the cold rain just to get up the stairs if the elevator is out when you just wanted to go and get your mail. When it comes to having packages delivered here, unless its being delivered by USPS, enjoy having your package sent back to the depot or being delayed until another day or two because the drivers don't have the key FOB access to get inside. I've had multiple packages get delayed or even returned because the driver literally couldn't access the building after 5 pm when management leaves and shuts the building down to be key-access only. On weekends its especially annoying because its locked all day and the delivery drivers are not able to deliver at all. Fedex and UPS are not available over weekends, only USPS is the one exception that can regularly deliver to this location. Garbage facilities. There are no garbage chutes or any receptacles on any floor, and thus you will have to go down to ground floor to take out your trash. The garbage shed is located in the alleyway, meaning you have to go out in the rain and cold in order to take out your trash. You are more likely going to run into a homeless person who is in the dumpster looking for stuff, and the state that the shed is in is abhorrent. The lock sometimes doesn't work, and other times its just gone entirely. Electricity is the only utility that you have to pay out of pocket, and it is actually nice that it is included in with the rent, although they charge it backwards every other month. In addition, the stairwells on the west side of the building REEK of animal urine, it is very nauseating to go down those stairs and get a big whiff of dog pee. Pet owners who are thinking of bringing a pet to this place: for the love of god do not bring them. It is not only bad for the residents who have to listen to the sounds of your dog barking that can be heard all the way up to the top floor, but also for the pets themselves as these units are not big enough to accommodate them. I have had regretted living here a lot, I can't move out yet as I have no other place to stay at and don't want to go through the headache of finding a new place due to having a guarantor, but I can assure you I would rather pay for every utility out of pocket if it means I can live somewhere else where I pay the same amount while having much better living conditions and amenities, along with generally having more space to live in.
