What does being a Guarantor mean?

By agreeing to be a Guarantor you are signing a legal document stating that you agree to pay the rent and guarantee the behaviour of the resident if they default. Please do not sign this agreement if you do not wish to take on this responsibility.

Why do I need a Guarantor?

All students who wish to pay their rent by using an instalment plan are required to provide a qualified UK Guarantor. This provides us with the security and knowledge that the rent will be paid in full if you were to default on payment.

What happens if I don't get on with my new flatmates? Can I swap rooms?

If you are having any issues please contact the Accommodation team in the first instance, we will do all we can to help. In exceptional circumstances it may be possible to move you; however we would look to resolve any issues with you all.

Am I allowed to have guests?

Yes. It is your home so you are allowed to have guests visiting you.* *Please speak to your accommodation team about the onsite guest policy.

Can I choose who I live with?

We are more than happy to accommodate groups as well as individuals. Where you're not booking in a group, we understand your flat mates will be key to your experience so when you book as an individual, we will ask you a series of questions to help us to match you with the perfect flatmates.

CAN I BOOK IF I'M UNDER 18?

If you turn 18 in the first semester of university, we can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it. We can accept under 18s in some of our properties subject to our Policy for Students under the Age of 18.

WHAT DO I DO IF I'M A FIRST YEAR STUDENT AND I'M STILL WAITING FOR MY EXAM RESULTS?

If you’re still waiting for your exam results and you’re not sure whether your place at university is confirmed, don’t worry, you can still apply. If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institute is withdrawn by the University or Higher Education Institute because you do not achieve the required entry grades, you may be eligible to be released from this agreement. You must provide written evidence from the University that you do not have a place within 3 days of your results being published (and no later than 28th August, whichever date is sooner) and we will release you from the contract without penalty and refund the deposit paid. You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of: A written or email confirmation that you wish to cancel your reservation, stating full name and full details of the property booked; A written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment. These document(s) must be received by us within 3 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund your deposit in full.

I recently came for a viewing that had been booked in advance, but the experience was really disappointing. Despite having an appointment, we were rushed through a “quick viewing” and made to feel like an inconvenience rather than potential tenants. The two staff members at reception came across as unprofessional and completely uninterested. Their attitude made the whole experience feel disorganised and unwelcoming. Overall, the property did not leave a good impression. The area itself isn’t great, and the lack of organisation and professionalism only added to that. I wouldn’t recommend based on this experience.
