Please take this as your warning .The move out charges are crazy as well as the utility bills . Also make sure if your roommate has a pet it is documented because even you have text from the roommate that they are bring the pets and pictures of the animals in the apartment they will put the charge solely on you. Right now they are trying to charge $1,400 for a sofa and will not provide Proof that is how much it cost. They want us to reach or to the roommate and she if they will pay. Why would they do that if they are breaking the lease? So now because I did what was right I get punished. Please note even though they tell you the move out fee is due at the end of the lease when you pay rent they will add it to the move out fee and not your rent payment causing you to have a late fee and said they will eventually start the eviction process due to the rent being late even tho rent has been paid.

This is a review of solid first impressions of touring and signing a lease for my son, an admitted Purdue student. Sure hope that it remains this way in the future! When we visited the apartment complex, we were greeted warmly. Leasing agent, Madison, gave us a tour of a model 3 bedroom townhome. When my son saw a promotion for a month free of rent, he started a lease application based on the good impressions from our visit. Their AI phone system is pretty good in answering different types of questions, give it a try, if needed. When we needed human help, it was Madison again who was super helpful in getting us through the minor issues in the application process and setting up the resident portal in a very prompt fashion. Hoping that the pleasant attitude in customer service is maintained, and that the common, persistent issues reported by past residents are attended to by the management sincerely for a good experience of the residents. So far, it's been a good beginning, especially the welcoming attitude of the front office personnel.

I lived at Lark West Lafayette for several years. While the rent may initially appear lower than some other options in the area, prospective tenants should carefully consider the potential additional costs and management practices before signing a lease. My biggest recommendation is to thoroughly document the condition of your apartment and all furniture when you move in. Take detailed photos and videos of everything, including existing wear and tear, and keep copies of all communications with management. If you or your roommates have pets, I would strongly recommend documenting the condition of shared furniture throughout your lease. One thing that surprised me is that because there is no traditional security deposit, damage charges may be assessed during the lease term rather than waiting until move-out. In my experience, this meant that significant charges could be added directly to my account while I was still living in the unit. Example for some of their charges include, replacement of batteries from the smoke detector 25$, replacement of a full sectional for 1430$, without taking into account age, general wear and tear, etc., stove drip pans 25$ each, drywall small nail hole 30$ to fill. Prospective tenants should also understand that this property operates more similarly to student housing or dorm-style living than a traditional apartment complex. The property conducts regular inspections throughout the year, and residents may be charged for damages identified during those inspections. I found the process of disputing damage charges to be frustrating and unclear. I spent considerable time requesting explanations and clarification, but often felt that communication lacked transparency and that I received inconsistent explanations throughout the process. I was particularly disappointed by the difficulty in obtaining a clear explanation of how certain damage assessments were calculated and applied. Overall, I would encourage prospective tenants to carefully review the lease, maintain detailed records, and factor potential damage assessments into the true cost of living here. For me personally, paying somewhat higher rent elsewhere would have been worth avoiding the stress and uncertainty associated with these issues. Another thing prospective tenants should understand is that this property is managed by a large corporate housing company. In my experience, this made it difficult to resolve issues on an individual basis. I often felt that decisions were driven by company policies rather than consideration of the specific circumstances of my situation. Despite multiple attempts to discuss and clarify a significant charge, I found the process to be rigid and frustrating, with little flexibility or willingness to work toward a resolution that reflected the unique facts of the case.

Lark charges exorbitant amounts for cleaning and damage after you move out. While it’s fair to charge for these services, they go beyond the norm by charging for items that are already broken, such as blinds, and even for minor issues like a stray hair in a drawer. A friend of mine, a wealthy international student who was a previous resident of Lark, has everything meticulously organized and spotless - was charged around $750 upon moving out (I received a similar charge). He warned me about these practices, and I should have heeded his advice and avoided Lark. To be fair, Lark does offer some great amenities for the price, such as the community shuttle, and I actually enjoyed the living experience itself. However, if you want to avoid being billed for unjustified reasons, let this review serve as a warning. My experience isn't an isolated incident—a quick search on Reddit reveals a pattern of them prioritizing profit over fairness, sometimes even being dishonest about damages. Don’t make the same mistake I did; listen to the warnings.

I don't recommend this apartment because of the bad experience living there and the unreasonable move out fee. I will list the reasons more specifically. 1. Far from school. I'm a student in Purdue and the transportation is a pain. Plus the waiting time for bus, 40-60mins from school to apartment is very usual. The shuttle service is not frequent and ends early (they changed the end time several times from 7pm to 5:30pm without noticing residents) . If you have a car, this will not be the problem. 2. They charge unreasonable move out fees. With everything wiped, no damage, and not a single trash left in the room, I was charged $190 including bathroom cleaning, painting, carpet cleaning. I attached the photos I took after I cleaned the room. I sent an email trying to waive the fee two months ago, and an email to check if they received my last email a few days after that. And NO reply from this apartment. 3. The bad management of the apartment. Without a notice, the lock of my room was changed a few days BEFORE move out date while I was still living there. Need to ask the office for the new key. Same for other rooms. I can't understand why they did this. And the staff in the office have really bad attitude. 4. High electric bills. I lived in the 3b3b with 2 other roomates. The rent seems reasonable is why I chose to live there at first. But the electric bills are like $80-90 for each person per month. During the summer vacation, there was no one living in my apartment. Even with all lights off and the AC off, there was still a $50 electic bill for each of us. 5. Very loud noise if your room is near the AC machine. It will work all days and nights outside your window. Please reconsider if you plan to live there.
