I had an amazing experience working with Rachel at Brothers Management. As a student going through the leasing process for the first time, I wasn’t sure what to expect, but she made everything simple and stress-free. Rachel was extremely helpful, patient, and always quick to answer my questions. She guided me step by step through the entire process and made sure I understood everything before signing. What really stood out was how much she genuinely cared about helping students find the right place, not just filling a lease. I felt supported the whole way through and never pressured. I truly appreciate her professionalism and kindness. I would definitely recommend Rachel and Brothers Management to any student looking for housing!!!

I inquired about a property and asked why their rating is so low (1.7 stars). The manager's response was shocking. Instead of reassuring me about quality, she used a "steakhouse analogy," claiming people only leave reviews when food is bad. But a 1.7 rating isn't about bad taste—it's a systemic failure. Major Red Flags I found during correspondence: Deposit Trap: They admitted that deposits are "worked out between residents." This means they don't inspect or fix issues between tenants; you just inherit the previous tenant's damages and pay for them later. Fear Tactics: When I said I would look elsewhere, they tried to scare me by saying private landlords are "scams." Apathy: Their final argument was "we can't make everyone happy." If you have self-respect, avoid this company. They rely on the fact that students have "no choice," but you do.

Where to begin. Brothers Property Management has been a consistent disappointment from top to bottom. We received a formal notice citing fence disarray, debris, and "homemade wooden structures" on our property — none of which existed. We have photographs taken in the rain, across an entire workday, documenting a fully maintained fence and a clean yard. The notice was fabricated, or at minimum the product of an inspection so careless it's hard to take seriously. Our neighbors, whose property has actual fence issues and actual structures throughout, appear to have escaped scrutiny entirely. The contractors they send are no better. A door handle and door frame were installed incorrectly and remain unresolved. These are the same people they plan to send to "inspect" the property they can't maintain. All of this comes on the back of a 10% rent increase in a Waco market where rents are going the other direction. You get less, pay more, and get cited for violations that don't exist. Document everything. Photograph everything. Don't expect accountability.

Extremely disappointed with how they handled our security deposit return. We left the apartment in good condition, especially compared to the shape when we moved in. Despite that, nearly $500 was deducted from our deposit for a "full clean unit" charge, carpet cleaning, trash removal. The charges felt excessive and disconnected from the actual condition of the apartment at move-out. It is frustrating to take good care of a property, leave it cleaner than it was received, and then be billed for what appear to be routine turnover expenses. If you're considering living here, good luck. We expected a fair assessment of the apartment's condition and did not feel that was reflected in the deductions from our deposit. They incrased our rent around 50% when we renewed. We were charged for basic maintenance. They did not help with the mold growing in the bathrooms. Should I go on?! Unfortunately, this experience left a very negative impression.
