DO NOT MOVE WITH C STAR THEY ARE TERRIBLE, roaches, mold, half ass maintenance crew. They just want money and don’t care about the people that pay them rent what so ever. I’m so excited to be moving out of casa mia apartments and will never be using this awful leasing company ever again. SAVE YOUR TIME MONEY AND SANITY!!!!! (didn’t even add all the photos i have) update: almost a year after I moved out and I have roaches in my new nice place because of this situation

Living at Cowboy Town and it is miserable. Maintenance issues take a long time to get resolved and then when they're "fixed" the thing that was broken breaks again. The laundry rooms are gross and hardly any of the washers and dryers ever work. It's minimum $5 for one small load of laundry. There were roaches when we moved in and there were hundreds of dead roaches smashed and stuck to the under side of our fridge (which didn't even fully work and took 7 months to replace). Recently our windows (closed and locked) leaked so badly when it rained that it covered 1/3 of our livingroom in a puddle of water getting under the base boards since there is a gap between the floor and baseboards. All of this among many other problems is why I will never sign with or recommend C-Star again.

After Nearly a Decade at 3 Oaks—Deeply Disappointed I’ve lived at 3 Oaks Apartments since 2016. It was close to campus, affordable, and felt like home—for a while. But over time, my trust in management has been worn down by poor maintenance response, broken promises, and inconsistent treatment. From 2022 to 2023, my unit became infested with mice. Despite multiple reports, management did nothing for months. I bought humane traps myself, only to find neighbors dealing with the same issue. A rat eventually appeared. My $1,000 sofa was destroyed. I asked to transfer to a new unit or get rent relief. Both were denied. Only after I contacted the city did management act. They sent the owner’s son—who runs a pest control company. Instead of addressing the clear issues (mice in the dishwasher, chewed windows and carpet), he blamed an empty cardboard box labeled "peanuts." I explained it was a moving box, not food-related. Nothing was resolved. The next day, someone entered my unit without notice and placed poison behind my sink. Days later, I was left to deal with a toxic smell and dead animals in the walls, on my own. In March 2025, I was asked whether I planned to renew or vacate. I initially replied "vacate," but the next day I said I wanted to renew. Suddenly, I was told the unit was already rented. Then I was told the owner was "frustrated" with my rent history—even though I’ve always paid, sometimes a few days late (as many tenants do), and never missed a payment. Over the years, I’ve paid over $55,000 in rent. This mirrored what happened in 2024 when I asked to transfer to a more expensive 3 Oaks unit. I was told a unit was available, but two weeks later, I was told the tenant decided to stay. No move. No follow-up. I accepted it in good faith. I trusted they would one day extend me the same courtesy. I also dealt with repeated HVAC outages, and at one point, a maintenance worker fell through my kitchen ceiling. I reported it. No one came. I fixed it myself. I’ve been loyal, respectful, and cooperative for nearly a decade. But after everything I’ve experienced—and the way this was all handled—I feel hurt and deeply disappointed.

This company is the worst company I've ever lived under. Broken promises because my norm with this company. They will tell you maintenance is on the way but never shows up. They will have you waiting for maintenance issues for months. Speaking with the owner doesn't help either. They all place blam on each other and nobody take responsibility for anything. Do not move in any of cstar management properties. Because what they present is a lie. And those sparkling pond and pools they speak of have a whole eco system going on in them.

They don’t maintain their properties, even when residents report issues. Our apartment complex has a few dog trash cans and they’ve been full for over a year. Siding is falling off the buildings. Stairs are breaking. I’m assuming, but based on the way this property management companies fails to upkeep its properties they want to make more and more profits without actually maintaining the properties because they think all of their residents are students and maintenance isn’t worth it. If management is reading this, just know I’m in my 30s and a full time resident of Stillwater. Not a student. My complaints aren’t crazy. These properties are a joke and the prices yall are charging and continue to increase is crazy compared to bigger cities with complexes that are maintained for the same price.
