Parents and students beware — misleading lease, hidden fees, and poor transparency I’m writing this as a parent whose college student lives at this complex, and the experience has been extremely frustrating and disappointing to watch. What was presented during the leasing process did not match what my child later discovered buried in the contract. The lack of transparency and communication makes this place very difficult for students and families to navigate. The lease itself is extremely long and detailed, and unless you read every page carefully, important fees and policies are easy to miss. My child was only told about rent and utilities when signing, but later discovered additional recurring charges such as a balcony fee and a so-called “building protection” fee that seems to exist in name only. These extra costs add up quickly for a student budget and were not clearly explained upfront. They also market this as a one-year lease, but the actual time a student can live there is shorter. Move-in isn’t until mid-August and move-out is required by mid-July, yet tenants are still responsible for paying a full 12 months of rent. That feels misleading when families are trying to plan accurately. There have also been instances where maintenance entered the apartment without advance notice, followed by a text afterward saying they had already been there. As a parent, that lack of communication and respect for privacy is concerning. The rules and penalties in the lease are far stricter than most students or parents would expect. There are $250 fines per incident for marijuana, paraphernalia, or firearms, no smoking or vaping even on the balcony, and steep pet fees with hundreds due upfront plus monthly charges. None of this was clearly communicated before the lease was signed. Overall, this has been a stressful and disappointing experience for our family. I’ll be making sure other parents and students understand exactly what they’re agreeing to before signing here. If transparency and fair treatment matter to you, I strongly recommend looking elsewhere.

I recently toured at the Vue on Walnut and had a great experience. Skyler showed me around and was very helpful and knowledgeable. I would definitely recommend this place

Coming from a resident here, Vue is such an incredible community! As a college freshman living away from home for the first time, I never imagined I would feel so comfortable and at “home” so quickly. The office staff truly go above and beyond—Allison and Maddie, they’re always so kind, welcoming, and ready to answer any questions I have. What makes Vue even better is the sense of fun and connection. They host cute events every month that bring everyone together and make it feel like a close-knit community. Living here has been such a memorable and uplifting experience. I’m so glad I chose Vue with it being the perfect student living complex!

Living here has been a lovely learning experience for me! First year living on my own, and Allison and Skyler are so helpful and transparent. Great communication!
