800 South, springfield-mo

I lived at 800 South for the entirety of my master’s and it was a major contributor to two of my best years! The staff were always friendly and responsive, and the facilities brand new, spacious, well-maintained, and reliable. The location was ideal - it was within walking distance of both school and downtown (10 minutes max), yet far enough removed to avoid the surrounding noise. I always felt safe, secure, and at peace there. I particularly miss the high ceilings, convenient layout, and the gorgeous color scheme. A telltale sign of its quality: my guests were always impressed.

850 per room $40 extra to park 1car No guest parking Cheap throwaway Furniture Kids park on the street with little care of other residents. Park in front of hydrant, block driveways. Makes it a one-way street. Very difficult to get around. No one to contact at night when problems arise. Some tennets want to park in our lots. Let them park for free, please.

Overall this place has been pretty good. I’ve had no real issues. My only 2 complaints are the walls are VERY thin. The other complaint is the air system. There are ppl who smoke in surrounding apartments, and when they do the odor stinks up my apartment. And even when you’re outside it smells of weed. I wish management would enforce smoke free better.

If I could rate lower than 1 star I would. For starters, they completely blind side you upon singing your lease. The amount of random fees you will end up having to pay is absurd. They advertise that you have maintenance whenever is needed, which is true, but they leave out the part where they pick and chose randomly charging you for said mat maintenance from time to time. Upon moving in there was dirt in my shower and my stove/oven was filthy. I left the space SPOTLESS upon moving out, and have now been quoted hundreds of dollars for cleaning fees and “trash services”??? For the outrageous price this place is NOT worth it. Using the word “gym” to describe the fitness area is generous and the dog park is very small. The amount of extra fees is unnecessary they just find anyway to get money out of you. Not to mention the gates would frequently just fail to work… and with the area the apartments are in that is just not okay. All I can say is when I signed the lease I had no idea I was signing away my will to live. Would not suggest! 🤗🤗

wouldn’t recommend anyone that i care about to live here. beyond stressful, between thin walls and random towings without accountability, it’s not worth it. very disappointing to continue to see bad complexes like this throughout springfield.
