USC Student Housing: Victory House East, los-angeles-ca

6 months into lease (halfway thru) and still have yet to have a functioning mailbox. Put in a work request a month and a half ago to fix a broken light in my closet and still hasn’t been fixed even after 4 different times “maintenance and electricians (who was just another victory employee) came to the unit to solve issue”. Not only do I now not have 1 working light I have no light. But they did paint all the walls inside the complex! Great priorities in check! 🤦🏾Won’t be paying further rent till both issues get handled promptly. Run far far far away from this place as you can!!!!!!

Doing another one because they pissed me off bad last night. They threatened to evict us after being two bussiness days behind rent. They issued us a “3 day or quit” notice and a few things was wrong 1) They didn’t even have our residing address correct 2) Charged us double what our remaining balance was at the time. 3) And they put the notice facing upwards completely DISREGARDING/DISRESPECTING our privacy. What really irritates me the most about this is that no form of management called or emailed us to see if we’d be able to pay rent but instead went straight to trying to evict us. If they would if called they would have known we were going to pay the rest but I sadly caught a really bad food poisoning rendering me out of commission for two days. It baffles me because our property is CONTINUOUSLY dirty (including open house times) and people run in and out of our property all times of the night (most being non residents) and things are broken everywhere but they have the nerve to wanna kick me out after two days. MORAL TO THE STORY DO NOT RENT HERE THEY ARE NOTHING LESS OF SLUMLORDS. Not worth it

1) Don’t have a mailbox been here for 3 months already. They throw our mail anywhere. And anyone can access your mail and steal it (which in certain it’s 100% illegal) 2) They changed management 1 month after moving in.They bribe their residents with “free stuff” to neglect the fact they are incompetent. 3) Maintenence doesn’t do anything. 4) Was racially profiled twice by current residents who didn’t believe I lived here simply because I was black. 5) We had mice and rats living within our bedroom walls. 6) Neighboring Residents are loud and don’t clean up after themselves (they completely trashed the kitchen on a REGULAR basis) I live in one of their kitchen units and someone left the gas stove on all night and nearly killed all of us with carbon monoxide poisoning.They also steal your groceries if you leave it in the main fridge Daria (the leasing agent) has lied about the amenities we were able to get upon moving in. She has been less then helpful and rude to us on the phone Overall terrible living experience and not worth the 2,200 they are trying to charge us for a 150ft box

Best housing ever at USC! Victory collection is always so welcoming and helpful with any questions you may have. The communities are so well kept and filled with so many amenities! Could not recommend more

DO NOT MOVE HERE! WE ARE PURSUING LEGAL ACTION AGAINST THEM DUE TO THE UNINHABITABLE CONDITIONS HERE. THEY ARE NOT REGISTERED WITH THE CITY. MANAGEMENT IS RUDE AND DISMISSIVE. THEY ARE SO BAD I AM PERSONALLY NAMING THE MANAGEMENT IN THE LAWSUIT AS WELL AS THE COMPANY. THE WILL BE HELD LIABLE. DO NOT UNDER ANY CIRCUMSTANCES LIVE HERE. YOU WILL REGRET IT AND HATE YOUR LIFE. DONT LET THEM OR THE LOOKS DECEIVE YOU. ITS AWFUL ID RATHER LIVE IN A SEPTIC TANK.
