I’ve live here for my whole master’s degree time and I really have some great advice and I hope you read if you are considering living here. Good side: 1, location. Honestly, you can’t beat the location, super fast to school, walk~10minutes to classrooms. Also easily accessible to ktown and downtown for about 20min by bus. 2, maintenance are pretty quick(at least for me) the workers usually come the next day after I submit the request. 3, safety. I would say it’s pretty good, there’s a gate that you need a mob to come in, then elevator needs a code to open. Bad side: 1, the management. I don’t wanna say the management is poor, it’s just the manager(Laura) and the staff in the leasing office(women who speaks Spanish) don’t care about resident at all and rude sometimes. All they care is money, if you pay your rent on time, they’ll always smile at you. But if you have any problem with your neighbors or roommate(they are noisy/loud, you don’t get along with your roommates, etc) they will not help you. 2, rent. The rent keep raising EVERY YEAR even though for renewed tenants. When I first moved in, the rent can be consider as a great value within the dps zone, but right now it’s not. It’s not cheap at all and the amenities in this apartment building doesn’t suit the price. You can find better place with a better price. 3, laundry room. There are only two washers and two dryers each floor and always broken due to too many people use of them. The price is also inconsistent, there might be a random washer that costs .25 cents more than other washers each load which is not understandable at all. 4, roommates and leasing problems. You need to have a group ready when signing the lease, the office doesn’t care about your roommates and will not help you find roommates. You have to sign the lease with your group and also pay the rent as a group. Which means if one of your roommates blackout or refuse to pay their part of rent, all of you will be punished or be sued, even though you have paid your part of rent. This might not be a bad side, but very inconvenient comparing to other company that collect rent based on each room. Overall, I don’t recommend to live here if you want a high quality of living and don’t want to deal with problems. At first, I like this place a lot(that’s why I gave two stars) but now I don’t

These guys never remove old wooden floors. The floor can be easily peeled ,pulverized or even have small holes on it. Don't think in your mind that their floor is old and looks normal to have tiny problem so you are fine with it. They will charge you 3000$ if you miss a tiny little broke on the floor. They deliberately provide you all the old stuff which would easily broken and drain all your deposit once you move out. Just take deposit as additional rental payment, they will never be lenient with it. They will charge you 400$ cleaning fee even if you have clean your house

It most certainly offers the most bang for your buck. I searched for countless apartments in the USC area which has 2 bathrooms along with 2 bedrooms (most cost effective b2 bedroom apartments only have 1 bathroom) and this was the best one I found. Every unit has a balcony which gives you access to fresh air 24X7. It also had wifi service (included in rent!) in all the units. The apartment has hardwood floors so no tension of spilling food on the ground (God help those who have carpets ;) Also, the maintenance is free of charge. The response time for the maintenance requests is at most 3-4 days in my experience. The manager is super helpful and is always ready to help out the tenants as soon as possible. It was an amazing experience overall.

WORST place I ever lived in my life. Concierge service is always down since they only work 9-5 weekdays. You can only pick up ur packages within 2 hours each weekday, and you constantly find ur packages left outside on the ground when they are delivered off work time. You need quarters for laundry and the concierge only provide coin exchange services one hour a week, and up to $5 bucks per person (each laundry costs $2.25 and only half of the machines work, you have to save each Thursday afternoon to go downstairs, wait in the line for approx 30 mins to get your laundry coins). I didn’t know any concierge teams can be so unprofessional until I lived here. They seemed to have no corporate emails and their management team uses Gmail. Every talk I had with them ends up with “there’s nothing we can do for now” or “you need to wait until next week to get your amenities fixed”. Rn it’s 88F in my unit, and the AC has been broken for two weeks. No one came to repair. I feel desperate living here. Updates: I’m charged a total of $1000 from my deposit after move-out. I received a hand-written receipt for “painting” and “detailed cleaning” after I hired helpers to clean the unit before I move out.

pros: 1. Relatively safer than the neighbors since it is a gated community. 2. Reasonable price especially when you take already-included gas and internet into consideration. The parking used to be included but not any more. 3. Close to USC. cons: 1. Package room not opening timely as promised. 2. Gym’s facilities are limited, and it also not opened timely as promised. 3. Especially difficult to dispose mid to large size garbages such as boxes. 4. It can be noisy and smelly from time to time since the musical instrument policy and weed/smoking policy is not strictly enforced. Verdict: This is a decent place to live in. Since it is always popular due to it’s proximity to USC, the management does not care about their service and pay less attention to details. They determine the opening and closing time of package room and gym at will, not following the promised times, causing lots of trouble to residents. If you want to find a place to live near USC, it is a no-brainer. But it is sure there are many other good options nearby if you are willing to do your homework.
