I have lived at 433 Midvale for the past two years, in a 9 person apartment and overall it has been a great experience. The apartments are nicely furnished, spacious and the maintenance team is very prompt with requests. There have been some issues with the dryers but the management team is also very responsive and handled the issues as soon as they could. The location is great relative to the UCLA campus and to the rest of the off campus student body population. Would definitely recommend for a big group looking for a comfortable spot in Westwood.

The location in Westwood puts you steps from campus. It’s got what you need as a UCLA student. The furnished rooms are comfortable and well-maintained. If you're looking for a convenient, welcoming place to call home during your time at UCLA, 433 is a great choice.

Unfortunately I wish I had trusted the other reviews and the rating on google because our unit had bed bugs multiple times and the landlord cost shifted the payment onto the tenants with their bed bug addendum and charged the tenants $2000 per treatment even though they were likely pre-existing since we found them early into our lease. I suffer from anaphylaxis and communicated this to them but they pretty much just ignored me and handled it really unprofessionally since there isn’t really anyone holding them accountable on their side of the lease agreement and they pointed to the lease agreement that I signed before moving in to keep me stuck from ending my lease prematurely because of the conditions of the unit as well as using my guarantors credit as a leash to prevent me from withholding rent. I was forced to relocate as a result of the infestations since it was a life-threatening situation for me that could’ve got me hospitalized and I had to go through the trouble of court for a year for the landlord’s negligence for violating many of my tenant rights and the tenant rights of my roommates. I ended up spending more money and time on the lease from not doing my due diligence on the building’s problems. Make sure to read the lease because you are stuck with its terms regardless whether they benefit you or the landlord like if you have a tenant dispute or something similar even though it says that the landlord would help with that they wont do anything and you would be stuck with it because you can’t switch rooms or units the one assigned to you is for the full term and the conditions of the property and your unit for the full school year and the other reviews because I wish I relied on them before making my decision to sign here. I was a tenant here for the year 2024-2025 in unit 307 Bedroom 1A and my case number for the court trial I had is 25BHSC01220.

This apartments are in a very nice College area, very close to grocery stores and restaurants to include walking distance from UCLA. My son is extremely comfortable and happy here, so far it has been a great experience although I want to mention that the new management is 100 time better than the previous one. He is super helpful and resourceful but most importantly he is very polite and friendly.

Always have a great experience with Jerry the manager. He is always very helpful and responds pretty fast. It is clear that there are many maintenance requests to fix the building so that it is more modern for the students. They do take a bit of time and we've had slight issues with our washer and dryer, but other than that the overall experience is amazing!
