Don’t live here. Options were limited when I moved in three years ago, but you have plenty of other choices today. For starters, all the other reviews about the useless management team are accurate. Most apartments come filthy with appliances that are faulty or don’t work at all, and contacting the leasing office is virtually pointless. They claim to hire a cleaning team to clean each apartment before a resident moves in. That is a lie. My shower was dirty, the microwave was covered in old food, and my upstairs neighbors had mold. The pool has been closed for months at the beginning of the summer for the past two years. They magically find a problem or a need for renovation right as the spring weather finally hits. Instead of starting “repairs” in February or earlier in the season, they wait until mid-April, which only allows residents to use the pool after the school year is over (when everyone leaves for summer). Even in the fall they’ve found reasons to close the pool periodically, despite the exorbitant rent they charge. And of course the estimated time of closure is always undershot. They have an “Only Take Your Own Packages - You’re on Camera!” sign in the package room, which is comical. Packaged are consistently stolen and they claim to not have access to the cameras. They send you on a goose chase to get in contact with the mail room service company (LuxerOne), who also claims not to be liable for the stolen items either ! Most residents just accept the loss and try to get a refund from the seller. They also badger you (and your parents, etc.) with phone calls RIGHT after you move in August/September about already renewing for the NEXT year, making claims like “this is the absolute lowest rates will be for next year- get the early bird deal now or pay close to double when you renew later!” or “we can’t guarantee that you’ll be able to renew the same apartment next year- your apartment space might be taken over if you don’t act now!” Then, by the time it’s May, rent has decreased by $200-400 for renewals. Then they do it again the next year. Calling UTK students’ anxious parents and bullying and manipulating them into throwing away money. Also, if you hadn’t connected the dots, the rent is ridiculous unless you wait until last second to sign a lease, which us out-of-state students can’t do. Utilities are around $150/month AFTER being divided in three. And parking is like $110/month, the cherry on top. With that said, I have to commend the maintenance team and the trash team. They are extremely punctual, kind, communicative, and seem to genuinely want to help. I honesty don’t have a single complaint about those in maintenance and filling out a request is very simple. If only they worked in management lol.

This is, without exaggeration, the worst apartment complex I have ever lived in. The condition of the building, the lack of functioning amenities, and the behavior of management are all completely unacceptable—especially for the price they charge. We moved into an apartment that was genuinely disgusting. There were crumbs, hair, stains, and what appeared to be black mold and other residue throughout the unit. Management insisted it had been professionally cleaned, which is either false or shows an alarming lack of standards. After we complained, they claimed they would fix it. When we returned, nothing had been cleaned—literally nothing. The only difference was that every light had been turned on, as if that would somehow make the situation acceptable. The maintenance situation is just as bad. Our washing machine didn’t work and left our clothes covered in what looked like black mold. It took over a month of repeated requests to get it replaced. During that time, management was dismissive, unresponsive, and consistently difficult to deal with. Getting anything fixed here requires constant follow-up and unnecessary effort. The amenities they advertise are misleading. The pool is frequently closed, making it essentially unusable. A package of mine was confirmed delivered to the mailroom and then went missing, and management refused to take any responsibility or provide meaningful help. I was repeatedly sent in circles until I eventually had to file a police report because no one would step up to assist. The most consistent issue is the management team. Every interaction has been negative. They are unprofessional, dismissive, and clearly unwilling to take resident concerns seriously. It feels like once they have your lease signed, they have no interest in doing their job. At this price point, the conditions and level of service here are inexcusable. This place is poorly maintained, poorly managed, and not worth what they charge under any circumstances. I would strongly recommend avoiding it. Run as far away from this place as humanly possible.

Super disappointed in this apartment in so many different ways. To start off the management and staff are pretty much useless when it comes to resolving issues if you are looking to have professional communication, do not live here. Secondly, when they promise you amenities do not believe them for two years in a row the pool has been closed majority of the summer season and is NEVER open on Sundays. On top of that you will be fined for literally everything including when they “forget” to remove your trash for 5 days and A raccoon goes through it you will have to pay. Not only that but they will literally tow you from a parking spot you pay for monthly. This has to be the most money hungry and unprofessional establishment I’ve ever lived in. Try the Hub I’ve heard great things!

What a wonderful experience moving my son in yesterday! I could not get over the warm welcome, friendliness of staff, cleanliness of property! The amount of time, energy, planning & money that went to “move in day” at Society 865 was definitely both apparent AND appreciated! Thank you Society 865 for giving this mom complete peace about driving away & leaving her son behind!!

This apartment complex markets itself online as “newly renovated” and “modern,” but the reality couldn’t be further from the truth. On move-in day, I walked into a bathroom shower covered in black mold, tubs with peeling paint, and an apartment that looked like it hadn’t been cleaned—maybe ever. It was not just disappointing; it was unacceptable. When residents move in, it should be the staff’s responsibility to ensure the unit is safe, clean, and properly inspected—especially if it was left in poor condition by previous tenants. Instead, my roommates and I have been forced to live in an environment that feels neglected and unsanitary. The so-called “renovations” are a joke. The only thing that appears new are the floors, which are still smeared with dried paint that no one bothered to remove. Our laundry room was so filthy that the lint trap looked permanently sealed with years of dust and lint, as if superglued in place. Despite submitting four maintenance requests, no one has shown up to address a single issue. To make matters worse, I recently found bugs in my carpet—which, sadly, came as no surprise given how dirty this place is. Even with constant cleaning, it still feels unsanitary and gross. In all honesty, these units are in such bad condition they might as well be torn down and rebuilt from scratch. It’s disgusting living in a space that feels more like a garbage chute than an apartment. I was genuinely excited to move here after hearing about the “updates,” but this experience has been nothing but disappointment. This apartment does not reflect the standard of living it promises, and I cannot wait to move out.
