My daughter moved in and within the first week she had a roach issue and the management has yet to resolve it. We made it clear to them that she had an allergy to roaches (to the point she carries an EpiPen) and they have dismissed us every time we try to resolve the issue, on top of that when we inquired about getting her moved they still insisted we pay a transfer fee, even though it is a health concern for her to be staying there. Even on the day she moved in, her apartment was disgusting and she had to deep clean the entire space for hours, vents were covered in dust walls and doors were brown from the amount of dirt, etc. Also included the picture of the broken dresser she was given upon arrival.

They refuse to allow me to see the actual unit that will be rented to me. This is the first time I’ve been to an apartment complex that says “you can only see it after you’ve paid”… I did have a somewhat bad experience with another complex but that one did move me to another clean unit that costed more than the original one when I found out the org one had roaches and simply not clean enough. Looking at the other reviews here, I don’t think I would be treated fairly here so I decided not to put in an application. In the end sharing a somewhat upscale 2bd apartment with my friend costed about the same as this

Neverrrr move here. They charged me like 200 dollars for a $50 ikea chair that was in my unit for 4 years, roaches and rats all over the community, the office does literally nothing about any concern raised to them, and maintenance doesn’t respond to anything within 48 hours if they do that at all. My washer broke and it took them a half of year to come and fix it, my AC went out it took them a month to fix that, I had an issue with a roommate and requested to leave because he repeatedly violated the lease they said nothing to him and tried to charge me 400$ to switch units. And if this all isn’t enough for you to NOT move here, multiple people have been shot and or killed in this community and even more have been robbed during my stay here. They randomly cut off your key card sometimes as well so if you leave your house after office hours you’re basically homeless for the night. This place should be condemned. I’ve heard about people’s floors collapsing in these apartments as well. Current residents I advise you to contact Greensboro code enforcement to get this place shut down or at least in check.

For any college student or young adult that is looking to stay here at Cottages, DO NOT! Do not believe the pictures that they are showcasing on their website because they are lying!! I lived in Cottages for 3 years and from my time there I have dealt with water bug infestation, broken appliances, uneven flooring, and many more! Unfortunately, because A&T has limited housing and it is nearby campus I powered through it until graduation. However since I have moved out, the Cottages management has treated me terribly! When I requested for a move out walkthrough, one of the managers (who claimed she wasn’t even authorized to do the walkthrough and that they typically don’t do walkthroughs) stated that I would be charged $400 for some stains left on the carpet that I stated were present when I first moved-in and that I recorded the stains on my move-in check-in list (that was not present when I moved out to compare damages and I have not seen proof of them having record of it since). Despite that, I had picture proof of the stains being there when I moved in and showed one of the employees. A few weeks later, I received a bill for $400 and when I called the management to dispute the charge, they claimed it was because of a “soiled carpet” and not because of the specific stain. Please keep in mind that I have been living there for 3 years, the carpet was not cleaned prior to me moving in, and that was not the initial complaint from the Cottages office. I believe they did this purposefully because they did not have proof that I left the initial stain (because they lost my check-in sheet) and are now grasping at straws trying to find anyway to charge me. I have many other stories that highlights their terrible management but this is the most egregious one. For a majority black office to scam and target young black college kids with their negligence and incompetence is disgraceful and if this post can deter anyone from renting here then that will be one step in the right direction.
