I recently toured this property and had a great experience. The property manager was very friendly and welcoming, making the tour enjoyable and informative. The apartment has a unique industrial feel that really stands out, and the amenities were impressive and well-maintained. Overall, it left a great impression, and I would definitely recommend checking it out.

DO NOT RENT FROM HERE Hopson Flats is by far the worst apartment complex that I have ever dealt w/. Here are the 3 pro's: The rent is affordable (b/c they will financially r4pe you in other ways), they accept essentially everyone who applies (most likely b/c their reviews and management tactics cause them to suffer when it comes to interested tenants) and the location is convenient and right downtown, with an extremely cool bar (the Tin Can) sharing the same building. Here are the cons: 1) First and foremost, the management is extremely rude, condescending, catty, and dismissive of complaints. You will see on many of these poor reviews that they respond w/ the same dismissive phrases, i.e. "This information does not align w/ our experiences." It is definitely clear that the experiences in these reviews are genuine, especially when mentioned by multiple ppl/tenants, so claiming that information does not align with (management's?) experience is curious indeed, and explicitly false. 2) At the time when I lived there, and this may have changed by now, they have an area where Amazon and delivery drivers are required to put tenants' packages, however, there is no camera in this area, no locks or codes, and it is completely open to other tenants and anyone who happens to be in the lobby! I have had one package stolen from that area and another one damaged, and when I went to management abt it, there was "nothing they could do" as there are no cameras in the area and apparently "upper-management would not approve putting a camera there." Big yikes. 3) They offer no parking that does not cost at least $100 per month ($125 for the closest lot) and they offer a very small, front parking area that is for loading/unloading only, and you are only allowed to park there for 15 minutes. If you are parked there for 16 minutes or longer than 15 minutes without making management aware, they and the security business next to them will tow your vehicle immediately without attempting to make contact w/ you before they tow it, nor after they tow it to inform you. The minimum to get your vehicle out of the tow yard is $260. 4) The building is not cleaned properly and often smells of garbage and other unsavory odors as they have tenants put their garbage in rooms that are inside of the hallways on each floor and it builds up for at least a week, sometimes longer (big yuck). 5) Unhoused individuals often hang out outside of the building, which isn't an issue unless they attempt to gain access into the building through the tenants, or physically attack tenants, both of which I have personally witnessed. 6) You are put with strangers as your roommates unless you have ppl you know set up to be your roommates, and if you experience any crimes or things that should not be happening with your roommates, management refuses to mediate nor get involved to resolve the issue(s) and defers tenants to the police to resolve them. As you will see, management will respond to this review with a false apology, perhaps a claim of the amount of time it has been since I lived there (less than 3 years ago), and perhaps a claim that "this information does not reflect their experience," even though this review is stating multiple things that many other tenants, guests, and ex-tenants have expressed. This is a call to action for the management of Hopson Flats to cease being dismissive of these real, valid, and dangerous flaws of their company (perhaps just replace your entire management team, honestly) and begin acknowledging and correcting these issues to give the public an acceptable place to live and help instead of harm your community. Again, do not rent from here unless you would like to be in emotional and financial stress for the length of your lease.

Hopson is a great and affordable living experience! Kaitlyn has been absolutely wonderful and incredibly helpful throughout my 2 years at Hopson Flats. Definitely recommend living here especially if you are newer to the area.

Would give 0 Stars If I could. I would not recommend living here, the cheap price is not worth it at all. The management is absolutely terrible. My lease that was linked IN MY ACCOUNT stated to me that my final payment would be JUNE. It was signed and was the official lease that was linked to my room and the only one for me to see. they charged me for July rent and when I reached out to the front office lady she talked to me as if I was stupid and couldn’t understand a basic lease, she then told me she had to talk to someone else and would get back to me. Didn’t hear anything that day or next, called and emailed after a few days and still didn’t hear anything. Finally after emailing a week later they sent me a completely different lease telling me that the one in my account was wrong and that I had to pay for July. Absolutely ridiculous, they don’t care about the fact that they completely are scamming people and telling straight lies. They are so difficult to reach out to and talk to that you just end up paying it so you don’t have to deal with any legal stuff, do yourself a favor and live anywhere else. Also the rooms are disgusting, you have homeless people breaking in and they incentivize people to leave 5 star reviews by offering 100$ off rent. A joke of a place.
