DO NOT live at Wavertree Apartments. This place has shown me firsthand how inhumane, unethical, and borderline illegal housing management can be when people like Chuck are in charge. I’m a college student, I live far from home, and I don’t have family nearby to fall back on. This apartment was supposed to be a stable home while I focused on school and my future career. Instead it’s been a source of stress, disrespect, and mistreatment. This August of 2025 Chuck, the owner of Wavertree, decided to throw out personal belongings from our unit without informing the rightful owner. He got rid of our stuff, including furniture that was still in use, to make the place look better for future renters. No notice, no permission, just tossed. Not only just disrespectful, it’s a violation of tenant rights under A.R.S. 33-1370.. He had the audacity to claim we didn’t have a lease, despite me having written proof that my lease extension was approved. Instead of handling things professionally, he tried to illegally push us out with a 10-day notice. Entered our Apartment without prior notice and was banging on our doors early in the morning, note I had just worked a 12hr shift and was sooo ready to sleep in. This wasn’t about leases. This was personal. Chuck doesn’t handle feedback well. Even when presenting valid concerns in a calm manner sets him off, and if you speak to him the way he speaks to you, his ego takes over. Straight “manchild“ activity. One of my roommates was told to leave within 24 hours — not because of a lease violation, but because Chuck didn’t like how he responded after being woken up and yelled at in his own home. That’s not management. That’s abuse of power. This whole experience has derailed me. I’ve worked hard to be here, to stay focused on school and build a better future. But now, because of Chuck’s ego and reckless decisions, I’m being forced to leave a space I made into a home and with no real safety net to bounce back. If you’re a student looking for a place to rent, or a parent looking to help your student start their life away from home, stay far away from this place. They want your rent check, but they don’t care about you in the slightest. This isn’t housing — it’s a hostile environment run by someone who has no business managing people’s lives, especially in these hard times.

Wavertree is a great place to live! It’s close enough to where I can walk everywhere I need to go in Flagstaff. The apartments themselves are fantastic, I love having my own bathroom! The living room is a great space to hang out as well. Definitely recommended!

Exploitative Toward Students – Disrespectful, Unethical Management This apartment complex markets itself to college students, yet consistently disrespects and mistreats the very tenants it claims to support. Most recently, the manager issued a 24-hour eviction notice to a group of young tenants — not for lease violations, but simply because they got “lippy.” There was no warning, no effort to mediate, just a quick decision driven by personal ego, not policy or professionalism. These were students trying to find their footing, and instead of guidance or patience, they were shown the door. To make matters worse, the complex also targeted a student with a service animal, expressing frustration when the animal had a bathroom accident. Instead of understanding the basics of the ADA or fair housing protections, they treated the situation with hostility and insensitivity. And where is the leadership? The owner, Chuck, has proven to be incompetent and unwilling to follow housing laws or ethical standards. Whether it’s disability rights, proper eviction protocols, or just basic human decency — he doesn’t seem interested in doing what’s right or even what’s legal. This place wants student money but refuses to treat students like people. If you’re a college student or a parent, avoid this complex. There are better-managed, more lawful, and far more compassionate options out there.

Units are fantastic and cheap, management is sloppy and likely illegal. They buy their google reviews by waiving parking fees to those who leave a 5 star review. They cooked the books on my lease, claiming my move out date was two months before what is stated in my signed lease agreement. They kept my deposit by charging me for dirty floors, after telling me not to worry about the floors because they were replacing them. They sent their cleaning crew into my room a full day before my lease ended and threw away everything that was still in my room.

I have lived at Wavertree for almost 2 years. Wavertree is the perfect layout for students, as the rooms are big, there’s individual pantries, as well as large closets with a bathroom for each room. I have loved living here, when maintenance is needed the response time is quick and easy to get help. The location is very quiet and safe, and feels very homey compared to other apartments in flagstaff. Wavertree is a great housing option and I have been very happy with my experience here the past couple of years!
