I have submitted work orders twice, they didn’t come the first time and the second time I was told they came and the problem is still there with the bugs. Another things is that I can hear everything above and next door to me. I hear every step and door open/close. Also room assignment when signing the lease was unclear and not explained. How is it I signed earlier than someone in the same unit and was put in the smallest room. Paying the same amount in rent and have a significantly smaller room is absurd. The wait time from maintenance is also a concern. When I was locked out of the room( was not provided a key when moving in) it took over 11 hour for a time estimate of when maintenance would come. I had to contact the police to get in to access my medication. There has been a constant noise in the wall of the bedroom with sounds of something knocking inside the wall and water rushing constantly It’s just been terrible experience so far.

🛑 ABSOLUTE NIGHTMARE. RUN AWAY. 🛑 Do not, under any circumstances, allow Smile Student Living to waste a single, solitary second of your precious, limited existence. Calling them is a descent into an automated, digital hell where actual human interaction has gone to die. It is an Orwellian exercise in futility; you call a number advertised on their listings, and instead of a person, you are immediately assaulted by an automated text asking if you want a showing. A showing, for what? A black hole of non-response! If you somehow manage to dial their "main number," brace yourself for a complete radio silence that suggests they are running a phantom operation—they do not, cannot, and will not get back to you. They are masters of the Time-Wasting Gauntlet, and their apartments vanish faster than hope itself. Their entire leasing process is a predatory, elaborate game designed only to cause maximum stress and ensure you lose. The 'game' unfolds exactly like this: The Two-Week Torture: They drag out your application approval for a minimum of two excruciating weeks. The Phantom Lease: The moment you declare, "I am ready to sign the lease," they unleash the lie: "Oops! The apartment you wanted? Someone magically signed for it yesterday/today," a day or two after they confirmed its availability. The Repetitive Loop of Misery: This pathetic farce repeats for several agonizing rounds. They have zero interest in actually helping you secure housing. No one ever suggests, "Hey, we have three other similar options in building X or Y." They just let you dangle. You will stand on the sidelines, helpless, as they chew up and spit out your time—the very time during which all reasonably priced housing evaporates off the market. And this, remember, is all BEFORE they take your money! Now, stop and fully envision the horror: if they put you through this nightmarish, uncaring circus before you're a tenant, what unimaginable purgatory awaits you once they have your money and you have a genuine maintenance emergency? If they were showing apartments with active, visible leaking showers during the tour—leaking!—you can be assured that any actual repair request will be met with the same automated silence and utter contempt you experienced while trying to lease. Save your sanity and your security deposit. Lease anywhere else.

My son just moved in ... no hot water, elevator, and staircase filthy , absolutely not protected against entry by unauthorized person . Now let's go inside the apartment... look at those pictures, the window looks like it's about to fall out of its frame, crumbling wall and behind new blinds an attempt to hide the crap...all for just as little as $700 per room ( not apartment)...room... what a BS..

They told my roommate he was able to pay the rest of his lease ahead of time. He did so. Doing this prevented me from paying automatically which caused our whole online payment system to be locked out. My roommates and I have called time and time again to try to sort this out but no one responds. Now we’re stuck with late fees for no reason and are taking up legal actions
