Older reviews are probably not too accurate anymore. Nice staff and quick maintenance with new management. Had an issue earlier in the year about a water bill dispute that I feel like never got properly resolved; however, overall, it has the best views, location, and rooms for the price. There was also a water outage, but this was due to the city water system. One elevator would sometimes be out but would typically be fixed quickly. Package delivery was easy and quick. Parking was never full and had good covered spots. I would probably sign here again if they had 3x3s.

I've had a few different apartments here and keep renewing because nothing beats it! The views are insane and it is close enough to campus to have a short walk, but far enough from the middle of wampus to avoid all of the chaos. The staff are so friendly and welcoming, especially caroline and gus! A lot of these reviews are outdated and do not actually reflect every experience. Any issues that I have had were resolved almost immediately and the office kept me in the loop the entire time. I never take the issues to heart and understand that it is student housing and give them grace. I would take other reviews with a grain of salt and address concerns with the staff when touring!

I went to tour the apartment and was amazed at how knowledgeable and compassionate the staff was! It didn’t quite fit my budget but Diptee tried her best to lower the price to fit my needs. Definitely will recommend the place to other UT students looking for housing!

I've been here for now a year and have resigned as well. To be honest, I am confused by the many negative reviews 21 Rio has, because I have had nothing but constant positive experiences with the complex. The maintenance team is always insanely quick and responsive and the staff are very communicative with any updates on the apartment! If anything is broken, like the elevator, it gets fixed in a relatively quick time and it is communicated as well. Overall, nothing but positive experiences thus far.

The apartments are fine but the management is NOT responsive. The gate that secures the parking garage and building often doesn’t work and is left open, elevators are often broken but most of all there was a leak that caused our utility bill to skyrocket to over $500 for us and the roommate. Management said it had to be increased water use when they finally would respond. You get zero help from management. The ac went out and my son put in a ticket and it was like we were inconveniencing them to come fix it so his apt wouldn’t be 90 degrees. They respond to positive reviews on here but don’t fix any issues in the building.
