My son stayed here from September 2024/25. It was dirty, I complained to the council about mice running around the place, the window wouldn’t shut at all, the heating was on constantly for several months making the room temperature unbearable. My son came home as often as possible to avoid the place. We left it cleaner than it was when he took it & still haven’t had his deposit returned despite chasing. Avoid this place is the best advice I can give. Very small & over priced

I’m going to share a personal experience as I lived in here for almost a year You might have a better or worse experience as I am not updated with any developments in the building. I was one of the first students to live here when it became mainly for students in August 2023. The building is run by a few people try to help when they can. for the few first months before the building became crowded it was Value for money as it was reasonably priced with great location I mean phenomenal for that price. but as the time went by and more students came in the price became increasing and the service deteriorated the heat wasn’t working the bathroom had many structural problems sometimes showers not working or hot water became boiling or freezing. The building smelled of green and the noise got louder. and some of the tenants were hostile for some reason that should give you an indication of who might be your corridor-mate. for me it used to be a gem but now it’s something to have as a backup. *the rooms differ from very small to small so try to find a good one that’s at the end of a corridor.

I’d put 0 stars if I could. This is the worst place ever. The rooms are absolutely filthy. They only show the 2 bed, 3 bed and 4 bed rooms as they are the nicest however the actual accord are disgusting. The kitchens are even worse I had all my stuff stolen and the people have done nothing about it. They said they would check cctv but all they’ve done is ask for more information. I spend £20 on a wash because the washing machines are awfull they didn’t wash my cloths and the dryers do absolutely nothing. I regret coming here so much if I was use I would run far away from this accom

Stayed here for a year, istg it’s haunted by actual ghosts as well as ample amounts of silverfish and rats. My room had a black pipe that was always keeping the room too hot, and the corridors always seemed to have this moldy smell. The laundry room had very poorly working washers and dryers and it was situated in this dusty and dirty basement. Ended up also having to pay £60 when I got locked out as they do not have 24hr reception. To make this clear, do NOT stay here unless you have to, for the price of £795 per month, it was not remotely worth it.

I am going to tell you about my experience with this place so you don’t have to experience it yourself. The first few months were great the old management team was small but they did everything they could and you could tell they cared. The landlord was on the property and you could speak to him in person if you had any issues and he was lovely. The old caretaker was the one of the nicest men I had ever met and made sure everyone felt safe. Then all of a sudden out of nowhere it was bought by essential student living/homes for students. I have no idea which company they actually are as they operate under two different names which is the first red flag. Then the WiFi started turning off for weeks at a time, the electric went out constantly. If you call them and inform them your electric has gone they don’t consider it any form of emergency and leave you in the dark with no fridge or phone charge for days. The cupboards fall off the walls, mine hit me on my head and they refused to take responsibility saying that “I had overloaded my cupboard” when there was a few condiments and soup cans in there. The basement is dark and covered in asbestos which is where you have to do your washing in the washing machines that DO NOT work. And it has access to all of the electrical mains so anyone living there can turn off the electric whenever they please or deem it to be funny and could get hurt in the process. As well as saws and sharp dangerous objects lying around openly for anybody to grab which would be so dangerous for drunk students especially if they have no idea where they are going. There’s holes in the ceilings from a huge water leak in the reception that was left and still remains unfixed to this day. The management team are unable to take responsibility nor do they care about anybody living there. The reception is open 3 hours a day so god forbid your locked out or need your parcels because they are only at the office whilst everyone is at work or university. 9am until 1pm every day. Which is just ridiculous considering it’s a STUDENT accommodation. What student is going to uni at 8pm and coming home at 3am. Nobody is my point. Rats everywhere and silverfish. People smoke horrible sprayed fake Cali weed which made my room and the whole place smell like artificial Ganja (I personally don’t have a problem with weed but the constant artificial smell gave me headaches you know what I mean if you know.) every room has an incredibly hot pipe which is so dangerous and also insanely inhumane as the small rooms are at least 30-35 degrees every single night even at 3am and sometimes the water goes off so you can’t even grab a drink nor a cold shower. I have piles and piles of evidence saved for my current case against them so feel free to email me if you’d like to see it. Would give this 0 stars if I could. The old management is missed and it’s a shame the new people care so little because it’s a beautiful building. I wish you look if your reading this and have already booked a room for September.
