From a parents point of view. My son has lived here since September. I was worried when I read some of the reviews but when I went to see it myself my mind was put at rest. For student accommodation it is absolutely fine. Nice size room and en suite which is a plus. Great communal kitchen with all facilities and plenty of space. It is very secure needing a key card to get into the grounds then again to get into block, again to flat and lastly the room. My son said that reception are helpful and have taken in parcels for him. He also said that the internet is good. Some reviews have mentioned rats. When I went to visit I can see the receiption has vermin boxes dotted around so the problem is being managed. My son hasn't seen any around. It is expensive but that is because of the location. You are right next to Piccadilly train station which is great for trains and tram. He’s close to supermarkets and the arndale centre. Also a few gyms nearby. He has everything he needs on the doorstep. He is very happy there and will be living there next year too.

I’ve had a really positive experience in this student accommodation. The rooms are clean and comfortable, the location is convenient, and everything is well managed. Do not recommend if you actually plan to study or sleep before 12 in first year. Music from nearby keeps you up ALL NIGHT, and laundry is a rip off, Staff are nice tho.

Went for a viewing, building looks ok, staff was very nice and helpful, answered everything that I wanted to know and gave me really good advice. Location seems very convenient, close to train station.

I stayed in a standard ensuite room during my second year. Room is a good size with plenty of sockets and a good size 3/4 bed. Was clean and ready for when I arrived. Reception staff are friendly and excel in keeping parcels safe and informing you when they arrive, usually within the hour. Never had a maintenance issue so can't comment on the quality of it. Cleaners who clean the block are hardworking and always leave it smelling fresh. Good location and overall very secure, didn't feel unsafe once due to the good security measures. The lift is not prone to failing so you should be fine to use it to get up and down the building from your flat Some downsides are the rooms only have heaters which they don't advise you to dry your clothes on them. This is unfortunate as the washing services are a hit and miss. Just keep a log of which machines work properly and you should be fine. They use the circuit laundry app, hence the £3.40 wash and £2.20 or £2.50 dry. So overpriced from my point of view. You do sometimes have fire alarms at random times, infrequently but can be annoying depending on what you're doing at the time. The bathrooms could do with a revamp and the showers are quite thin so not much space to move. Network is okay but could be better, expect some lag when playing ps, Xbox etc. No ethernet cables only a tv aerial cable. Overall, a good place to stay for it's location, security and staff. Bad place for its amenities and price per week.
