The service provided here is definitely not worth £1,100 per month for a 20m² studio flat. First, the reception operates on very limited hours and days. In a building with over 120 units, it shouldn’t be that difficult to have a receptionist available for at least eight hours on all working days. This also impacts parcel deliveries—on one occasion, the courier couldn’t find anyone to open the building door and ended up leaving my package at a nearby KFC. Another major issue is the elevator—there is only one, and it is extremely slow. It seems like the door settings have been adjusted, causing it to wait at least 10 seconds before closing. This makes using it frustratingly time-consuming. The flat corridors often have an unpleasant smell due to cooking, as there is no proper ventilation. Additionally, before moving in, I was not informed that the flat would come without any essentials. There were no sheets, duvet, pillows, kitchen utensils, or even a bin. I had to sleep in my coat on the first night. The heating system is by far the most frustrating issue. The RF unit of the heater emits a high-pitched sound throughout the night, and when I reported this, the engineer said that many tenants have complained, but there was nothing they could do. The heaters are radio-controlled, and even if you set them to 20–21°C, they automatically revert to 18°C after 30 minutes, making the flat consistently cold. For example, if you're watching something in bed at night, the heater stops working, leaving you in the cold. Many people rent these overpriced flats expecting warmth and comfort, but the heating system is unreliable. The kitchen setup is also poorly designed. The touch-activated hob turns off every 15 minutes, requiring you to reactivate it, which is inconvenient when cooking anything that takes longer. Additionally, there is no proper oven—only a microwave with a grill function, which is nowhere near as effective as a mini oven. On top of that, there are no drawers in the kitchen, making it difficult to organise cutlery and other essentials. That being said, there are a few positives. The communal areas are well-maintained and kept clean. The location is convenient, with a Tesco on the ground floor. Hot water is always available with good pressure in both the shower and kitchen (except for the bathroom tap). The WiFi works well, and the studio size and furniture quality are decent. Overall, while there are some good aspects, they don’t outweigh the many frustrating issues. For the price, I wouldn’t recommend this place.

I will go on by saying the receptionists are really friendly and helpful. Although this place is not very well-known but it has a good location spot where you can find Asian restaurants right opposite of the accommodation. In addition to that, the walking distance to campus isn't far from here and it took only 15mins to reach as well as meeting friends nearby where it seems more convenient! Overall, I will give a 5/5 ratings for this accommodation :) Staffs/Receptionists are really friendly and helpful. In fact, they can help everyone with their stuffs accordingly and settled them up when we were away. Additionally, this place have a good location, good service, 15 minutes distance to campus, and also can meet up friends effortlessly where we stayed nearby

The staff are welcoming, helpful and friendly. Always there to attend to any issues that arise. I would say amongst the best I have experienced so far at a student accommodation. The location is a strategic one as the accommodation is near to a variety of convenient stores and food outlets. In addition to that, it is along the road leading to the high-street, thus facilitating any shopping of goods at a moments notice. I have to note that the location has the convenience of being equidistant to both campuses of the University of Exeter.
