Their property management staff is kind and helpful, the facilities are clean, and it is a very well-run, realistic, relaxing, clean living experience. I have been impressed so far and feel settled. I did enjoy living here overall. It fit my needs for being on my own for the first time. They were highly communicative with emails for giving warnings, updates, and announcements for events (though I did find the emails concerning lease renewals to be tedious with how long they went on for). They have excellent amenities that provide options for maintaining yourself (gym, fitness center, the pool, and hot tub). Their technology room is great; however, they did change mid-year the policy concerning printing (which is you have to bring your own paper) and did not announce that, which was not helpful for a college student counting on that. The did not change rent rates at all while I was there and they covered all of your amenities except electric (which is through TEP). Parking permits are straightforward and they have a clear guess-policy concerning parking. It was a nice and quiet community, as I only recall one or two nights of being disturbed by sounds from other residents out of my entire year-stay. The provided internet is excellent, though could be a bit funky at night when everyone is on it at once (delayed text messages is all I experienced occasionally). I personally did not utilize the shuttle from the apartments to the U of A; however, with the emails, I will warn anyone that needs that to have a back-up plan as the main emails were able shuttle delays or being out of order every so often (there are nearby bus stops at PCC and near the Greasewood and Anklam intersection). (I had been in one of the 4-bedroom apartments).

Please trust the reviews this place is absolutely horrible from management to nasty apartments. Theft is on a whole nother level at this place like I've never seen before literally cars are broken into or full blown stolen. They also will forcibly inspect your apartment it doesn't matter if you're cold asleep they will walk in on you. They do this regularly and they'll give you some sort of timetable that's like a week to 2 weeks at any point in time they can walk in. This place really needs to be shut down. DO NOT LIVE HERE I PROMISE YOU THERE ARE BETTER OPTIONS

when I moved in, my apartment reeked of cigarette smoke, had hair all over the place (including pubic hair in the shower), dead bugs, and the cabinets were peeling. They didn't address anything, so I had to deep clean multiple times. It was filthy. The place is over securitized, which makes me feel less safe, they do inspections FOUR TIMES a year which feels ridiculous (and they've recently been doing "cabinet inspections"), you have to have a guest pass to have anybody over which is so stupid, and they're so strict about towing. I feel like I live in a halfway house. I am a grad student so can't really afford to live anywhere else. They did threaten to charge me $200 for having a broom on my patio, but were totally fine moving me into a place that was filthy. All about money and appearances for them, they don't care about you at all.

They aren’t following their own agreements, drafted up and executed by signatures of lease management and leasing party. Ex: person takes responsibility for two damaged pieces of furniture and the replacement cost (totally overpriced). Person enters an agreement and agrees to make payments until the end of lease term. During a third party payment of the rent, the lease manager decides to charge full cost in addition to the rent. . This action causing a denial of the third party payment and furthermore suspending the online portal payment option. For a hard working student holding two jobs and studying full time a devastating situation. Good things: Location, activities areas.
