Overall it’s a nice experience living here, but the leasing terms and pricing strategy of the company really, really sucks. They sent me numerous promotional emails last November promising a price lock on my renewal lease ($1420 / month for a 2B2B), and as a resident of 3 years, I didn’t give it much thought. Recently, they just went ahead and decreased their price to ~$900, with a huge $500 difference. If I wasn’t pressured into signing last year I could have gotten such a lower price. I went into the leasing office to argue with the people there, and basically they just said there’s nothing they can do. There’s a brand new housing complex opening nearby and Everly wanted to make their own price more competitive, hence the discount. The company (Peakmade) have complete freedom over price adjustment. I can’t even cancel my current lease because I would required to find somebody who would take up my lease at $1400 when they can get it at $900. There’s a $1400 reletting charge too. I would recommend people to seek out other, newer housing options unless they are absolutely comfortable with being locked into the leasing agreement. Once you signed, there’s no way of getting out. They made sure that the rules benefited them way more than it benefitted you.

I have thoroughly enjoyed my staff at Everly. You can’t beat the location. It’s so convenient for WashU students and it is right by all of my favorite restaurants and boba spots. Jalisa, Tatiana, and Ariel have delivered an amazing resident experience and customer service. Very friendly and helpful staff that always responds promptly and professionally. I have already renewed my lease for another year!

UNAUTHORIZED REMOVAL OF OUR BELONGINGS While our lease was still active (through 7/31), management staff entered our unit, classified it as "unrented," and removed all of our personal belongings — including furniture, decor, and a 3D printer — without any notice to us. We only discovered this when a friend visited the apartment with a leasing agent and found the unit completely empty. Two of our chairs were later found locked inside a maintenance closet that required a staff key to access. When we raised this with management, they confirmed in writing that the unit had been processed for turnover by mistake while the lease was still active, and apologized. They stated all items would be returned to us, but weeks later, we never received confirmation that this happened, nor any explanation of the condition of our things. When we followed up requesting accountability, management's final response focused on their legal right to enter the unit for maintenance purposes — which was never the issue. The issue was that our belongings were removed and relocated without our knowledge or consent. We understand mistakes happen, but the lack of timely communication, the unclear resolution of where our items ended up, and the way our concerns were ultimately dismissed made this a frustrating and unprofessional experience as outgoing tenants.

Jalisa Swift truly made my experience exceptional and is the reason my time here was so meaningful. She is, without a doubt, one of the best leasing agents ever: professional, compassionate, knowledgeable, and always willing to go above and beyond. Her dedication, positive attitude, and genuine care for residents set her apart and made a lasting impression on me.

Worst apartment ever. This place is too expensive and it doesnt worth to price. The ceiling is concrete uncovered. what are you trying to play brutalist aesthetics? 1300 a month for a 3b3b small room and bathroom. Don't recommend this place. Don't live here if you have a car. You can get a house 2 times better with half the price. If you don't have a car, don't live here as well. You can get a better one at waterman just go search for it and negotiate the price with a landowner.
