Brittany has been an amazing help and wonderful to talk with while figuring out a suitable unit for us. She’s extremely professional and answered all our questions and eased our concerns. She’s been incredibly supportive and easy to reach out to, so it’s very refreshing to have a capable management team. I appreciate all the effort she’s been putting in to help us get situated and we look forward to our time at Coliseum Lofts!

Update: To Atrium Management - you agreed to refund the fees and then retracted, then ghosted me, I will be pursuing a BBB complaint. I applied for a studio unit online for my daughter (VCU student) on 11/19/2025 Decided after seeing all the bad reviews to withdraw my online application on 11/20. These money grabbers refuse to refund my application fees of $55 (credit fee) and $235 admin fee. At one point they agreed to refund my fees, but it was “#still with accounting “. After a few weeks of ignoring my emails, I requested NFCU ( my bank) to revert the charges - unfortunately because of the Atrium/Coliseum’s contract. they could not reverse the charges. VCU students and parents DO NOT lease from these unethical money grabbers!

I moved into Coliseum Lofts about three years ago because I needed housing while I finished my education at VCU. I am a student, and Coliseum Lofts is a great choice if you're a parent trying to find housing in the Richmond/VCU area for your student child. The view of Broad Street from my window was extremely relaxing and a great thing to wake up to every day. We moved into an extremely clean unit and all the appliances worked perfectly. The rent was also perfect for a student with an extremely low monthly rate compared to other apartments in the area, and on top of the low rent, utilities were included, great deal, great price. Whenever something did break in the apartment, the maintenance team was always extremely helpful and they would come up to fix the issue immediately every time, regardless of whether the issue was big or small, they were always there for us. I would one hundred percent recommend Coliseum Lofts for any college students in the Richmond area who are looking for affordable, yet extremely quality housing.

I am a VCU student graduating this Friday (12/12) and have lived at Coliseum Lofts under Atrium Management. I gave advance notice in person back in April that I would be moving out on 12/22 because of graduation. Now, at the very last minute, management is attempting to charge me a full reletting fee simply because that notice was not in writing—despite the fact that they verbally accepted it months ago. This feels intentionally deceptive and predatory toward student tenants who don’t know better. On top of that, last winter we went over a month with no consistent hot water. Maintenance kept applying temporary fixes that worked for 10 minutes and then failed again, over and over. The technician told me on his first visit that the part needed to be fully replaced, yet management ignored that and dragged it out for weeks before finally doing what should have been done immediately. Living without reliable hot water in the winter is unacceptable. When we initially moved in, we also had serious roach issues. The treatment the property provided did not work, and we ultimately had to spend our own money and handle the infestation ourselves. This property markets itself as “luxury,” but the reality is: • Poor maintenance response • Dishonest leasing practices • Students taken advantage of • Health and sanitation issues ignored If you’re a student or young renter, be extremely careful leasing here. Get everything in writing, expect delays on real repairs, and don’t expect accountability from management. I regret ever signing here.

Kaneesha Hollis, Assistant Property Manager at Colliseum Lofts in Richmond, is truly a gem. She is always polite, professional, and incredibly efficient, with timely responses to every question we’ve had. Kaneesha consistently goes above and beyond, and her kindness never goes unnoticed. She treats my son and his roommates with respect and care, which gives our family great peace of mind. We genuinely appreciate her dedication and positive attitude & she makes living at Coliseum Lofts a wonderful experience.
