This is a great apartment complex. This was my first apartment ever and I’ve really been able to see it become my home. I love the gym, the hot tub, and the shuttle bus that goes to school every day. While upkeep may sometimes get behind, the staff is super friendly and the management team does everything they can to make sure that Aspen Heights stays clean, working, and an amazing place for all residents!

I would not recommend living here to anybody. No one is ever at the front desk to help with any questions you might have. When I was trying to resign my lease i was told the prices online are not the actual prices and that they will be more because of fees. I ask them if they are just adding on fees without telling anyone and the girl on the phone literally told me yes they are. As for the units they are not nice and the pictures on Google are totally catfishing. as for the rest of the apartment complex, there was always trash everywhere. There is also somehow always something unsafe going on at Aspen Heights. I would recommend living at the Hills. They are cheaper. The units are nicer and they are not doing anything shady with adding on fees that aren’t advertised online.

Coug parents: don’t let your Cougs live here if you’re paying their rent. They didn’t fix my daughter’s dishwasher for 6 months. They randomly increase charges without notice. They will post eviction notices for pennies owed despite numerous conversations with “management.” It’s impossible to speak to a human being in the management office. And the property management is just a bunch of apathetic 20 year olds with no adult oversight. That said the units themselves are fine, but good luck getting maintenance done. Don’t be fooled. Counting the days until my kid’s lease is up.

I want to preface this review by expressing that my concerns are not directed at the hardworking on-site staff who have made commendable efforts under challenging circumstances. My concerns lie with the corporate ownership and their chosen utility processor, who have continuously let down the community of Aspen Heights. The excitement of moving into Aspen Heights was tarnished by a series of delays and broken promises. We were initially promised an August 15th move-in date, only to be informed of postponements to October, then December, and finally February 3rd—a six-month delay in total. Despite a signed "Delay Addendum" stating rent would only be charged after move-in, we were billed for a full month's rent two days before our delayed move-in. All attempts to work with Aspen's corporate office were unsuccessful, with the repeated response being that "corporate is aware but will not be issuing refunds". Within 24 hours of moving in, the heater failed, struggling to keep the temperature above 60 degrees. Calls to the emergency number went unanswered, leaving us to endure two freezing nights before the heater was temporarily fixed. The build quality of the houses is glaringly poor, with cracking foundations, doors not fitting correctly, and loose floorboards. The kitchen sink is haphazardly held up with scrap wood, and the back yard is eroding as it's just mud. Construction debris was left everywhere, including Tyvek wrap in the trees and garbage in our air filter. The poorly tacked-down carpet's sharp edges poke through on every stair step. These signs of cheap and careless construction indicate a lack of investment in quality and durability. The utility bill is another area of concern. Despite an advertised “Pets live free” policy, there is a non-refundable pet fee of $500. Moreover, utility bills have been grossly inflated compared to city averages, with the utility processor selected by the corporate owners seemingly prioritizing profits over fair practice. It took hours of contacting both Aspen Heights and Conservice to sort out issues, only to encounter more problems when our account was closed months before move-out. Potential tenants should also be aware that the WiFi network is shared among all 800+ Aspen Heights units. This raises serious security concerns as all internet traffic is open to everyone on the network. Wireshark, a free program, can easily snoop on the completely open network. In terms of amenities, despite advertising the presence of a clubhouse, gym, study lounges, printer, hammock hooks, and walking paths, none of these were available during my residency, and there was no reduction in rent to compensate for these missing amenities. I share my experience at Aspen Heights not to berate the dedicated staff but to highlight the poor choices and mismanagement by the corporate owners. Potential tenants should sort Google reviews by 'new' to get an accurate depiction of recent experiences here. Aspen Heights could be a wonderful community if the corporate ownership would commit the necessary resources and demonstrate respect for their tenants, but I’m doubtful the cheaply built houses will survive long enough to see that day.
