If I could give this place a 0 star, I would. Me and my mom are stuck in a lease of 1 year at this place. 2 days moved into an apartment of theirs and it’s disgusting. The new “paint job” is atrocious. It’s like they did a paint job themselves and didn’t even think about the floors. You can tell they didn’t even CLEAN. Toilet is disturbing, and you paint splatters literally EVERYWHERE. No curtains on the glass sliding door. Oh, and the best part? THERE WERE DISHES IN THE DISHWASHER FROM THE LAST TENANT. THEY DIDNT EVEN CHECK IT BEFORE THEY DECIDED TO RENT OUT THE PLACE? My mom got in contact with the owner about getting it professionally cleaned, but apparently they’re a pro at avoiding doing their job!

If I could give 360 more than 5 stars I would. A little back story-I was in a relationship that led to me being almost evicted from a lease and I basically start all over. With not having any rental history for about a year and starting over on my own I was terrified to go out and try again. When calling around I was losing hope because everywhere was too expensive or wouldn't even glance at my application. I found apartments in Onalaska, and it seemed perfect for me and my dog. I was able to reach out to the property Manager (SJ) and immediately I had hope that I would be able to start over fresh. She spoke with me 1 on 1 and gave me the hope and courage I needed to start over. She was very responsive and helpful and incredibly understanding. Gave me the chance to live by myself and become a successful/responsible single adult again. Maintenance always fixed my issues with grace and kindness and always left notes on what was fixed! I never had any issues with living in the apartments on 1011 East Ave. in Onalaska. It was a great area and very young adult friendly. The neighbors were always kind and kept to themselves and we NEVER had an issue. Thank you 360 for helping me get back on my feet and letting me start my life over! I am now able to rent basically anywhere, and now I am living in my dream apartment with my dream job and going back to school! Like I said, I would give them 5+ stars if I could!!!! Be respectful and kind to your landlords, you'll be surprised what a little communication and kindness can do:)

Staff are good people. But charging $100 late fees when you are trying to get clarity on a one-off utility bill that was far outside the normal rate doesn’t sit too well.

If I could give this company zero stars I would. I spent two regrettable years living in a 360 property in La Crosse Wisconsin, with three roommates. There weren't any positives to this property besides its proximity to campus. Its monthly rent did not reflect the quality of the property. There is a laundry list of shortcomings, so let's get into it. Upon arrival, the property smelled like a repulsive mix of marijuana and feces. The apartment was not cleaned at all, and displayed all of the characteristics of a slum, from the shoddy paint job to missing trim, ragged flooring, and poorly patched holes in the walls. Throughout our time, we faced many setbacks that would minor if 360 realty took maintenance requests seriously. The upstairs toilet clogged more times than I care to remember, and the water heater never really worked. The culmination of our experience is when a pipe located near the hot water heater in the basement bathroom backed up not once, but twice. It deposited black solids on the ground, as well as parasitic worms. 360 refused to clean it, even though this was the result of years and years of neglect by the property owner. The outside wasn’t any better - winter was always dangerous due to the large spot of ice located at the bottom of our front stairs. It took multiple contacts to the office to have salt placed, and even then it was not enough. We are lucky to have avoided serious injury. The parking lot was no better, one roommate had a tire that was punctured by scrap metal that was sitting on the pavement. This caused irreparable damage to the tire, requiring a replacement. Overall, 360 is the worst landlord in the La Crosse area. They hold a general disregard for the condition of their properties, knowing that college students are particularly vulnerable to predatory landlords. Suffice to say, we are not renting from them again, and we would warn anybody else against it, unless you are ok with living in the La Crosse equivalent of the projects. Attached are pictures of the worms we had to clean, and the ice at the bottom of the stairs.
