Don't sign with them if you want to live comfortably. We had an accident in our apartment, where our kitchen needed to be replaced as well as some of our cabinets. They didn't come to us EVER to help the situation, we went without a stove and microwave for almost 2 months. and then they offered to transfer us to another unit, in hindsight, we maybe should've done that, but none of us had time because we work and are full time students. 4 months later, our cabinets are nowhere to be seen, and just give excuses that the building is old and what not. We didn't have a kitchen for 2 months and spent insane amount of money eating out, and they didn't care once so ever. Even though, we spoke multiple times to the manager, we always got the same response. Now upon moving out, I'm getting charged for a paper i left under my bed and my tub being stained (even though it's been stained before i moved in), i never put a work order in because i ended up putting a mat over it after trying to clean it multiple time and just assumed it would be fine because it was stained beforehand. Now im getting charged almost $100 for "cleaning" fees. On top of all this, when i moved in, the state of my room/bathroom was gross, and didn't look like they cleaned it. Your unit is supposed to be clean before moving in. Patrick you should be ashamed of yourself on the way you talked to me, telling me I'm "lucky" for not getting charged for anything else and mocked me. That's disgusting. If you want a good management, don't come here, terrible communication and doesn't fix anything, and oh wait leaves all their maintenance stuff in your apartment as if we're a storage unit. don't sign here, here's your explicit warning. actually, worst place i've ever lived at, go live anywhere else it's probably better.

It started out great when I first moved in. I got a concession addendum and everything, so at first I felt good about choosing to live here. But after that, the prices just kept going up, and every time I ask whether there’s any room for negotiation, I get told it’s “up to corporate” what discounts are applied. It honestly makes it feel like keeping current residents here is not a priority. I’ve also had issues with maintenance. My AC was broken for about a month, and every time maintenance came out, I was told it was fine when it clearly wasn’t. It did not actually get fixed until my fourth or fifth call. On top of that, there are things around the complex that break and just stay broken for years, like the TVs in the hallways and the treadmills. It’s concerning that security doors (ones that need a fob) that are supposed to protect the complex are constantly broken and literally anyone can walk in. Trash shoot rooms are always packed with trash, and at some points, not even walkable. Another big issue is the pool curfew. There’s supposedly a curfew, but it’s never enforced. My balcony faces the pool, and people are out there playing music and being loud well past 1 a.m. on weekdays. Security also does basically nothing on a day-to-day basis. The only thing that ever seems to get enforced is booting cars the second a parking pass expires. The internet is also bad. It’s slow, unreliable, and definitely not what it should be. In conclusion, Lark doesn’t seem to care about keeping residents, just finding new ones they can throw fees onto. As a person who’s been here for 2 years, if you plan to stay in gnv for more than a year, I wouldn’t recommend this place. Edit: also note that the majority of 5 stars are empty reviews…

Beautiful lobby with 3 closed study rooms and a table tennis and pool table. Lovely Jacuzzi and pool for friends along with a grill which many people use. My apmt has been nice and clean, no bugs or complaints. Highly recommend living here compared to some other options!

Appalled by the hypocrisy in the leasing office right now! One of my biggest concerns and NECESSITIES I looked for in an apartment complex before moving to Gainesville was accessibility to guest parking due to the amount that my family comes to visit due to family and medical reasons. On my tour I was told that “Future Resident” spots are what the Lark uses as their guest spots… Now I don’t know if the girl who gave us the tour forgot to mention this rule applies only around office hours, but I would truly like to know how all of my roommates, friends in the Lark, boyfriend and I have all separately been told that it was more than okay for guests to park there at any time of day. NOW suddenly, $150 at Superior Towing later, and thinking the car was STOLEN (since the garage gates have been open for weeks now, I truly don’t know what’s going on down there)… they claim this has always been the case and that “many” emails have been sent… And as someone who checks my email 10x a day, I can confidently say that the last email sent having anything to do with this parking rule was sent on Tue, Aug 19 at 10:19 AM. Now I don’t know if they purposely sent this email in the height of move in season and the start of the seamster so that the FINE PRINT would not be seen but this is absolutely absurd and an issue that needs to be addressed immediately. It has been 5+ times that I have asked for a overnight guest parking pass into the garage and every single time… I have been told they are out, but suddenly today after paying to get the car back, they pull out 2… which I seem to find very ironic. I suggest for anyone wanting to live here in the future… make sure to read the very FINE print on everything because you never know what they could suddenly enforce next. Also, good luck to any guests trying to find guest parking because it seems that at the Lark Gainesville that is nonexistent.

The place has 5 treadmills only one works. The cable machine has been broken in the gym for over 5 months. The stairs door in the garage is broken, door that gives access to the pool is broken. The water heater and the ac in my apartment has broken more than 5 times each. Having no hot water in This freezing weather. When we moved in our apartment we had a broken oven, broken sink, broken blinds, and our fridge was leaking water.
