TERRIBLE, UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU’VE BEEN FOREWARNED!!! Requested 1 day pass to move daughter out of Cascades. Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could’ve just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. TERRIBLE MANAGEMENT - They only take your lease payments (paid over $60k for our daughter to stay while at UF) and show no compassion or common sense when it matters. TERRIBLE UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU’VE BEEN FOREWARNED!!!

I strongly advise against renting from Trimark Properties. The apartments are in terrible condition—our AC stopped working multiple times, the lights constantly flickered, and maintenance was unreliable. On top of that, they charged me to fix something that was already broken when I moved in, claiming it was my responsibility, even though my lease hadn’t even officially end, so I wasn’t able to submit a work order. Their billing system is equally problematic. They added late fees to my account without proper notice, and when I caught the error, they admitted it and said they would credit me back the money. Instead of returning the funds, they used that credit to cover the cost of fixing the pre-existing damage that was still in active dispute. They ignored my objections and applied the credit without resolving the issue, which I find completely unprofessional. Between the poor apartment conditions, constant maintenance issues, billing errors, and unprofessional management, I cannot recommend Trimark Properties. Save yourself the trouble and look elsewhere.

Clean and high quality living spaces. The maintenance team comes promptly and does routine checks. The cost is high compared to other apartments in Gainesville but if you sign a lease then you already know that. They use GRU for electric, Oates Energy for water and sewage, and Gatornet for internet. You have to sign up and pay for GRU and Oates separately which is a bit annoying but Gatornet is pretty fast. Some complaints... They stopped fixing the fountain so it got really gross and green with algae and then they drained it and never refilled it. They claim to have cameras on the bike area. There are two big signs that say security cameras in use and you can see there are cameras. However, when my bike got stolen, Trimark said they didn't have security cameras on that area and they couldn't do anything. Parking cost is ridiculous. Save yourself thousands and just get a neighborhood decal.

It is close to campus, modern with upgraded amenities. Most importantly, the service is fantastic! Bri is great! She is very helpful and patient in the leasing process.
