I have been working with this property for a few months now and my experience has been great! Donny (maintenance supervisor) has always been very professional, very courteous, and has always clearly expressed what he needs and his expectations for the property. They have really poured their hearts into this property since I have worked with them and Donny, Irving (property manager), and the whole team are doing great things here!

So I visited this property just driving by and Tamara was gracious enough to take me in a tour. Tamara was knowledgeable and answered all of my questions even before I began to ask. This was by far one of the most memorable exercises I’ve had visiting a property. Tamara shows she will definitely take care of you and is willing and able to help you with all of your needs and concern. Way to go!

I want to take time out of my day to thank the owner of Villas At Alameda for providing the tenants here including my husband and I with one of the best teams he could have ever put together to provide services for this community...The new manager Irvin is such a pleasant soul,he is extremely helpful and understanding when it comes to residents needs.... Tarissa who helps new tenants with applications,showing apartments and overall deals with all the tenants living here at Villas At Alameda does such an amazing job and she does it with a smile every time. I want her to know that she truly is appreciated. Donnie the Maintenance Manager is absolutely wonderful,he is always on top of everything that needs to be fixed in our apartments....Here's an example....My heating and air conditioning system was completely shot, he contracted a company by the name of AAA & Son Remodeling to put in a whole new system after he tried fixing it himself. Donnie is truly an angel....Just want you to know that you too are appreciated. Ronnie Fuentes from AAA & Son Remodeling got my heating and air conditioning running in no time. Just want to let each and every single one of you know that you are all amazing and you all bring value to the company you work for and to the residents here at Villas At Alameda ❤️ 🙏 Sincerely Danna Gonzalez...P.S. Update from 2 months ago, I am posting this review to document ongoing and unresolved habitability issues in my apartment that have persisted for the past two months, despite repeated notifications to the onsite office. These issues have never been properly addressed. I documented visible mold inside my apartment, which I had suspected for some time. Since the winter freeze around January 26, my window was frozen shut, preventing ventilation. During this period, I experienced nausea, headaches, and difficulty breathing, all of which I reported to the office at the time. Despite providing photo and video evidence, no effective remediation has occurred. I was repeatedly told that maintenance or management “came by” my unit; however, no notices were left and no repairs were completed. Based on this, I do not believe inspections were conducted, or they were not conducted in good faith. Additionally: Requests for updates have gone unanswered, with no return calls from the manager or lead maintenance technician. I requested a unit transfer in accordance with the transfer policy and was given inconsistent and unsupported reasons for denial. The property manager has become unresponsive and largely inaccessible during office hours. The lead maintenance technician failed to resolve documented issues, despite being aware of my concerns for over two months and being shown video evidence. The overall condition of the property has significantly declined, including broken gates, cleanliness issues, and a lack of oversight. Living under these conditions has caused ongoing stress and anxiety. The continued lack of response and accountability has left me feeling ignored and forced to remain in conditions that are not livable. Due to ongoing inaction and disregard for tenant health and safety, I have contacted Code Compliance. No tenant should have to repeatedly request basic habitability or fear the health consequences of remaining in their home. This situation is far past unacceptable ————————————————————————— I have lived here for almost 2 years, never have I been so disappointed in the upkeep of the property & the handling of my account. I turned in my full October rent amount in the middle of October (it’s November 11th) and because the assistant manager quit, and the manager has yet to post money orders, my balance is grossly incorrect. The manager sent a notice of Vacate, despite having multiple money orders that coincide with my balance being in the proper state of payout, as well as my payment plan being in place. Unfortunately, every time I visit the office, multiple times throughout the week the manager is never present. I will not be renewing my lease when it is time. I have never fallen to eviction, and yet I receive a notice that threatens the safety of my home due to someone else’s negligence. Unacceptable.
