I've had my many many issues with the landing in my two years of living here. As I'm going to be moving out soon, My overall experience was actually really good. The biggest perk about this place is of course the greenery around and the dog parks, not to mention the pond next door. I love the running water in the main pool. Of course they have their upgrades now but as someone who lived through construction I didn't really care about it very much. Staff had their on and offs but maintenance here is always top tier. Super quick and super friendly most of the time. There was one time where they notified us of routine inspections but didn't show up until 2 months later so even though they let us know it very much felt like they were entering without notice. There was a while where it took almost a week for them to get you your package but they're starting to use their lockers often now and I appreciate that. It's more expensive than they need to be but sometimes you just pay for convenience of living next to a&m and all the bus routes. I will say I've never heard of an apartment charging a cohabitation fee because two people are on the lease. It's $50 and I always felt like it was a scam. The actual apartments are very spacious (I live in the A2). So I was always happy with my space and especially the huge walk in closets.

I lived at the Landing last year, the place was in decent shape but the amount of fees i had to pay and the construction was terrible. There are too many fees to pay excluding rent and electricity, often adding an extra $200. When I toured the complex, I was not told about the construction that would be starting. When I moved in and realized, I was then told it would be over by March. It was still ongoing until I moved out that July. There was constant electricity and water shutoffs due to construction, sometimes would stay off past the time they said it would end. The roads were also severely damaged and one of the two entryways/exits were closed off. The people who I spoke to in the office were always nice and helpful, but that is really only one of the good things I can say about living here.

Terrible management, my friend was in constant touch with them to transfer his lease onto me and they kept delaying communication till after Thanksgiving and finally told him that the 4 & 5 Bedroom units are already sold out. This was just a convenient choice for me as it was closer to my old apartment but there so many better choices. The friend that lived there said that maintenance requests were also super slow, Utilities were unnecessarily high. Parking is charged but neglected and anyone even guests park in your spot. Apartments are average and only given to certain students based on race. I hope those who have signed a lease already

Love living in the new Luxe apartments. Management is amazing and easy to communicate with, maintenance is timely, accurate, and kind, and the amenities are nicely put. Just wish we weren't being priced out! Would love to renew but can't be paying close to or over 1k for a shared apartment. Parking is first-come-first-serve and wish they had more guest parking but a little walk isn't bad at all.

Our tour was great and the 2x2 vintage unit was cute. Only reason not 5 stars is I am skeptical of all the bad reviews I have read on maintenance issues and towing of vehicles of tenants. I am just a worried mom about sending my girl off into the real world. The amenities are top notch!!
