I've lived here for 2 years and had great experience overall. The apartment are well maintained, the community is quiet and the staff is always friendly and helpful. Maintenance is always quick to respond, during the winter season they even helped clear the ice and snow. One of the best features is the shuttle service which extremely convenient for university of Virginia and bus transport users. Generally it is the most safest and comfortable place to live.

One of the standout aspects is management responsiveness and organization. The team is consistently communicative, proactive, and helpful. Whether it’s coordinating with the maintenance team, providing updates, or responding to questions, everything is handled efficiently and professionally. You’re always kept informed—whether it’s routine maintenance, gate repairs, trash disposal schedules, or even minor community updates. Maintenance is exceptional. Requests are handled promptly, and the coordination between management and maintenance staff is seamless. Snow removal, in particular, deserves special mention. During major snowstorms over the past couple of years, the team was actively preparing roads even before snowfall and continuously clearing throughout the storm. While other areas in Charlottesville remained inaccessible, this property stayed safe and drivable. Another major advantage is location and convenience. The property is ideally situated with easy access to UVA and nearby hospitals, making it perfect for students, researchers, and healthcare workers. The included bus system is a huge benefit, especially for out-of-town or international residents. It runs 365 days a year (with minor holiday adjustments), and even during summer months, there are still reliable transportation options available. Safety and environment are also strong positives. The community is peaceful, secure, and well-maintained. The neighborhood is in a prime area, with good surroundings and a generally safe feel. In terms of living arrangements, units are well-structured and reasonably priced. The setup—private bedrooms and bathrooms with shared kitchen and living spaces—works very well. Management does a good job of matching roommates based on similar lifestyles (e.g., students with students, professionals with professionals), which really helps maintain a comfortable living environment. The included amenities (electricity, water, gas, Wi-Fi) make budgeting straightforward, and the onsite gym is more than sufficient for everyday use. Overall, this is easily one of the better housing options in Charlottesville. If you're looking for a reliable, affordable, and well-managed place where you don’t have to worry about maintenance, transportation, or safety, this is a fantastic choice. 10/10 – Highly recommended.

I've lived there for the past 3 years. Maintenance responds in a responsible time. For example I had roommates move out with cats and I started getting flea bites. They had someone out in 2 days. And then pulled all the carpet and hardwood floors. Whenever I have an issue or question I get an answer within a week if not before.

Pros: - Great price for the amenities - Fairly quiet and gated security. Never felt unsafe in the area. Cons: - The maintenance work is hit or miss. I had problems with a leak for my entire lease and it was never fixed, but other problems were resolved in a week or two. - Thin walls. I was in a 3 bedroom unit with my room sharing a wall with the stairwell. You can hear all sounds of people outside the apartment. - The utility fees seem arbitrary. We got charged extra for water usage even when I reported the leak to maintenance. - Packages are stolen or not delivered at the mailbox, or will be delivered to the wrong building. Overall, if you're a student with a tight budget this place is somewhat on par with a lot of campus housing for a third of the price. The shuttle service is reliable and their clubhouse is quiet and great for studying. If you are a grad student, highly recommend.

Been living here about 3 weeks so far and it’s been great. Management has been super friendly and been super responsive on taking care of things. Especially Daniel, the dude is the best. The area is not bad and is close to downtown without burning a hole in your wallet. Would definitely recommend, especially if there is a group of you looking to rent. Best feature is that if your looking at their multiple rooms, you pay for your room and they can connect you to roommates if you don’t have anyone and works best if your new to the area.
