Campus Walk Apartments, buffalo-ny

Good value. No pests. The leasing office sends regular emails about community events and promotions. We got notice several days before they had water off for maintenance.

This place gets the job done for sure, maintenance responds fast and is very reliable and they are very lenient with you if you miss a payment for a couple days for any reason(usually if the auto pay messes up on your portal but that's more of a website thing). However, with the lack if an actual light bulb in the room, the abhorrent wifi that has me leaving the complex entirely to go onto my campus library and the constant fixes having to be made to the room, I've had a very unbalanced experience with campus walk. Enough negatives to rather go down the road and live at monarch 716. Campus walk does have an amazing staff who are super helpful though, so I won't let my experience with the apartment itself detract from that, but when you add the lack of light in bedrooms, the painfully slow wifi, the constant maintenance calls that has to be made for issues that seem to have propped up out of nowhere, and the price range considering you get all of the above for a lower price at monarch 716 for example, campus walk falls short. For the money you're paying here you might as well go bougie and live at BLOCK 20 near UB north. Campus walk gets the job of giving you a space done, but shortly after you realize you want to but your way out of the lease, which actually is a very complicated process here as well

I love living here. Management is so helpful and always willing to answer any of my questions. The building is always spotless and trash is taken out every week by workers and they are always kind to me. If you are looking for a place in Buffalo I suggest living at Campus Walk!

The events here are honestly one of the best parts about living at Campus Walk. From food truck nights to game-day watch parties, they really go out of their way to make sure residents have fun and feel part of a community. It’s clear they put a lot of thought and effort into keeping things engaging. Also, the customer service is top-notch. The front office staff are always friendly and super helpful — they actually listen and respond quickly when you have maintenance requests or questions. It’s nice knowing you can count on them to take care of things without a hassle. Overall, I’ve had a great time living here. It feels safe, social, and well-managed. Definitely recommend for anyone looking for a comfortable and community-focused place to live near campus!

Campus Walk has been a great place to live! It's clean, safe, and just a short walk from Buffalo State. The staff is super friendly and helpful, and they make move-in and move-out easy for everyone. The apartments are spacious and well-maintained, and the resident events and tours are a nice bonus. Highly recommend for any student looking for a comfortable and convenient home!
