Living at The View on 26th has been an incredible experience, largely thanks to the phenomenal team in the leasing office. Marilyn and Sebrina are absolute superstars! They don’t just manage a building; they truly care about their residents. Navigating complex situations can be stressful, but Marilyn’s professionalism, patience, and genuine empathy made all the difference. We literally did a 'happy dance' in the office today because of how hard she works to support her community; her and Sebrina have really turned this building around and it's remarkable the patience and tenacity they've shown making this building a relaxing and safe place to live again. If you want to live somewhere where you are treated with respect and kindness, this is the place!" 🌟🌟🌟🌟🌟

I've been a resident at this property for over 10 years through 3 different management companies, none of them great, but each worse than the last. The other reviews mentioning a big corporation cashing your checks while doing the bare minimum certainly resonates with me. Let me tell you about a couple of different situations I have encountered in just the past 3 years. First, I'm quite sensitive to cigarette smoke. The building has a strict no smoking policy but for the past 3+ months, there's been a strong cigarette smell entering my apartment at pretty much all hours of the day. I'm often woken up around 4 or 5 in the morning because the smell is so strong, and I struggle to get back to sleep which impacts my whole day, my ability to focus at work and my health beyond the negatives of second hand smoke. I've complained about this over a half dozen times. Management says they're aware of the problem, yet nothing ever changes. It's this illusion that things are being done with nothing ever actually changing. It's gotten so bad that I had to break my lease months early because I can't take it anymore. Greystar not holding up their end of the lease making this situation unlivable for me is resulting in my losing out on over $3000. Second, was the time I was renewing my lease in 2021. I waited before renewing but got my forms in on time, did not hear anything back from management and assumed all was well. When the first month's rent under the new lease comes up, they charged me $500 more than what the lease spelled out. I immediately raised this issue to them, and they literally could not do a damn thing about it. I wanted them to either send the $500 back electronically or cut me a check the next day. They're a multibillion dollar company that has to pay staff and various contractors around the property to keep it clean, do the lawn, etc and you're telling me they couldn't cut me a check for the amount they overcharged me?  The system must be designed that way to create maximal barriers to do anything beneficial for tenants. Fortunately I'm in a position where this wasn't an issue, but what if that $500 was the difference between my family eating for the month or not. Their response is just, sorry? We'll apply it against next month's rent? Absolutely disgusting. I'll even add a more recent episode from this past weekend. The past 3 years the apartment (with 3 different sets of tenants) above me has gotten much louder. I think some of that is replacing carpet with hardwood floors, and some of that is a college aged demographic that treats this place like a dorm. This past weekend the noise was loud and persistent past 1am so I called in a noise complaint. I assumed the layouts of the floors are identical so I thought it was the apartment number 100 more than mine but completely unprompted, the security guy asks me if I'm sure because usually it's this other apartment with the noise complaints, the one next to the one I thought. It was. The fact that they're aware of an apartment frequently violating noise ordinances is just another example of Greystar doing the bare minimum, and not looking out for other tenants. There are a lot of other issues, like twice witnessing someone's bike being stolen from the bike rack (I stopped them), some irresponsible tenants not cleaning up after their dog or not walking in the garbage an extra 50 feet to the dump so instead it accumulates by the smaller garbage can by the front entrance. Also, it's important to lock your doors. I had an incident with a homeless guy getting into my place in April of 2020. To be fair, my door was unlocked but I didn't think I needed to worry about that. If I do have to say anything positive, the location is pretty great, walkable to many things, and the maintenance guy is top notch. They brought back the maintenance guy from when I first moved here under a different management company when it was known as the Hub. I cannot stress this enough to avoid them!

I lived at this apartment complex from February 2024 to June 2024, and it was an incredibly frustrating experience due to poor management. In just five months, I witnessed three different office managers come and go. Each time I approached them with a question or concern, their response was always, "I'm sorry, I'm new here; I will follow up on email." But would not even reply to emails. I paid my advance before moving in, but the leasing documents were not signed until a month later. It took the management one month to add me as a new resident to an existing lease. Despite numerous follow-ups via email and in person, I never saw my name on the lease document till date, they only showed me the addendum form. I never got access to my portal and pay rent myself even after multiple follow ups. I had to send and ask my roommates to pay for me. While I was out of town, we received the lease termination form. When I returned and promptly submitted the signed form, they told me I was late and needed to pay a fine. For such important matters, I expected an email or message notification, especially since they would send messages for minor issues like lift breakdowns. They never kept us informed about anything significant but were always quick to charge late fees. At the end of our lease, four of us signed the lease termination form. However, for the deposit refund, they sent us a link to have it deposited with five people, including an old lease member. Once again, there was no response from the leasing office despite multiple attempts to contact them. The worst lease management I have ever encountered. To add on just realized the pictures online look fancy, but the actual apartment does not match the images. Now I have moved to a different apartment, still struggling to get my deposit. This is not what we expect for the prices they charge.

Lived there for 1 year. Horribly dirty room when moved in. Poor management all the time. Took me a whole month to stop downstairs neighbor from smoking. Slow maintenance service during move in season, otherwise fine. Lots of cockroaches in shared area including laundry room. Some false fire alarm during winter. Water gets hot quickly.

The View is situated in a beautiful location, and at first glance, it seems like an ideal place to live. However, my 2-year stay was marred by constant frustration due to frequent management changes. The management changed hands at least four times, with each new team implementing different procedures, leading to delays in support—and in some cases, no support at all. Each time a new team took over, they were completely unaware of the issues I had already reported. I had to repeatedly explain the same problems, which was incredibly frustrating. Additionally, it was often difficult to reach management, making it hard to get any issues resolved. Other major problems I encountered include: Water Heater Breakdowns: The water heater broke twice in the last six months, and each time it took four days to get it fixed. Office Hours: Despite calling during posted working hours, I frequently received messages that the office was closed. Lease Issues: There were persistent problems with adding and removing residents from the lease. Despite constant communication and meetings, the necessary changes were never made, even up until the end of my stay. Refund and Accounting Problems: I faced challenges with deposit refunds and the accounting team. They failed to allocate funds correctly on the first attempt, requiring multiple approvals from others, which was a significant hassle. Currently, the manager is Kathy Ross, but given the frequent turnover, I’m unsure how long she will remain. The View has potential, but the constant management changes and service issues made my experience disappointing. I definitely recommend considering these problems before deciding to move in.
