Here is what happened: This complex allowed a prospective tenant to complete and SIGN A LEASE despite the fact that she did not meet their own stated qualification requirements. Let that sink in. The disqualifying criteria are outlined IN THE LEASE ITSELF — meaning their own legal document acknowledges she was ineligible — yet they proceeded with execution anyway. Now they are attempting to hold her fully financially liable, demanding either full payment or that she find a replacement tenant. They are weaponizing a lease they never should have allowed her to sign in the first place. This is not an administrative oversight. This is a pattern. You do not accidentally let unqualified tenants sign binding contracts. You do it because collecting signatures — qualified or not — benefits the complex, while the financial and legal consequences fall entirely on young renters who don't know better. When her family attempted to resolve this directly and professionally, staff member Maria was combative, dismissive, and immediately threatened legal escalation without any attempt at good-faith resolution. The speed with which they jumped to legal threats strongly suggests this is not their first rodeo. Businesses that act in good faith do not reflexively lawyer up the moment a legitimate concern is raised. when we moved in, nothing was properly clean. you pay in full for the first month, but cant move in until mid august so they can "clean" - which clearly doesnt get done. we even had a broken window when we moved in which didnt get fixed for a couple weeks, as well as holes in doors/under the sinks. all of the caulking meant to seal things is useless and there are holes everywhere allowing bugs to get in. they also could not figure out the utility bill for months causing it to get backed up. further, dont expect the lease to be accurate. everything is at their discretion. we are also out of our amenities at the moment as they randomly decided to switch companies and names in the middle of the year, leaving us without the gym, printer, a working package room, or an actual office. we've had some serious safety issues in our apartment which we have been told essentially nothing can be done about despite our citing of the lease agreement, which they clearly do not strictly follow. i am moving elsewhere as soon as possible. i don't recommend to anyone coming to auburn, especially girls looking for a safe place to live.

Rather than engaging in reasonable discussion or dispute resolution, the matter was immediately escalated, with the implication that it would be referred to legal counsel without meaningful opportunity to address the concerns. The business’s apparent reliance on rapid legal escalation, rather than good faith resolution, suggests that such disputes may be routine. Prospective tenants and their families are strongly encouraged to exercise caution, conduct thorough due diligence, and fully understand all lease terms and qualification requirements prior to entering into any agreement with this entity.

Moved in last week.The room is in good condition and minor repairs were addressed immediately. My unit is freshly painted as well. After cleaning I can say I am pretty comfortable. Waiting on the renovations to finish so I can explore further the amenities. Seems like a good area, with supermarket and gym in a walkable distance. Of course tiger transit in the complex. So far, so good.
