I stayed here as a vacation guest for a week. It felt a bit odd to be staying in student accommodation like it’s a hotel, but it works well for that purpose. It was great to have a kitchen and beyond that I had a lot of space in my studio. My only issue was that it was very warm in the room and didn’t really cool down despite always having the window open.

I went to view a room, and the staff member at reception: Neha Razaq, was extremely helpful. She explained differences between different room types extremely clearly, and she took me to view multiple different rooms, despite the fact she was extremely busy this day with other people requiring assistance at the reception. Her help has made me definitely decide to book a room here for next year.

Honestly, I am going to be very truthful with my review. This is one of the worst places I have ever lived in, in terms of management, rooms, and literally everything apart from the night staff who went above and beyond with everything. I came into my studio the first time, there were cobwebs everywhere, insects, no hoover (which according to them every room must have), marks on the walls, damaged decor, and more. I showed the manager all of the insects that I found in my room one day after waking up and this is exactly what she says to me: "I know this kind of insect, it comes from food waste" which made it sound like she was shifting the blame onto me, rather than taking accountability for not cleaning the room before I moved in or anything. I was also asked if I was the one who put tape around my smoke detector when it was there the day I moved in. This is another blatant indicator that there is absolutely no checking that goes on before the tenant moves in. There are holes on the wall under my window which allow immense noise to come into my room from outside. This made it difficult to stay asleep at night during times when the bin men arrived. It is just absolutely ridiculous since I gave them every single chance they needed to fix things, yet they just seem so careless. I definitely would never return here, and I would advise everyone I know to stay away from booking this place. Also, it is supposed to be a student accommodation, yet for some reason, we have random adults walking in every day from booking.com who stay here for a few days... is this a hotel or a student accommodation?

I’m currently renting a studio here. The location is very central as it’s opposite St. James’ Park. The reception staff are polite, courteous, and accommodating, and the rooms are reasonably clean and moderately spacious. Unfortunately, the maintenance service is extremely poor. When I reported several issues (water damage on the kitchen counter, flickering lights which don’t always turn on- and takes half an hour to brighten fully, poor soundproofing, a poster board which is unsuitable for pushpins, and a mattress protector that doesn’t fit) to the reception staff who logged the request, it took three days and me following up once again, before a staff from the maintenance team came to inspect. Even then, everything was dismissed as “normal.” For the high rent I’m paying, this dismissive attitude and lack of proper solutions are unacceptable. While the location and reception staff are good, the maintenance service makes it very difficult for me to recommend this accommodation to future students. Edit: It’s been 3 weeks since I’ve lodged a complaint- (as I was prompted by a response from the team to this review) no action had been taken, and no meaningful response was received. It goes without saying that tenants should not have to go through such a hassle to get basic maintenance issues resolved. The fact that concerns are reduced to meaningless petitions and forms is deeply frustrating—and it feels as though raising issues only jeopardizes one’s position if future maintenance problems arise. I’ve also spoken with other tenants who also share similar experiences. For Instance- one of the tenants reported that his access to the cycle store was revoked because the management decided to restrict every tenant from accessing the bike storage. Previously, The Cyclists were previously required to tap their cards (which had to be registered for accessing the bike storage) before entering- a process that was already tracked by the system and verified by CCTV Footage. Despite this, the management now requires residents to request access from staff and manually sign in and out in a notebook, which is both unnecessary and inconvenient to the cyclists (the cyclists weren’t consulted prior to this being implemented). This adds friction and inconvenience— especially if staff aren’t immediately available. The change discourages sustainable commuting, as the old system with card access and CCTV was already secure. The new manual sign-in process feels excessive and restricts tenants’ independence without any clear benefit. Due to the poor handling of maintenance requests and the restrictive cycle store policy, among other things, I have revised my rating from 3 stars to 1 star.
