My son lived at this property from August 2023 through July 2025, and our experience was extremely disappointing to say the least. From day one, we experienced ongoing HVAC issues that were never fully resolved despite numerous maintenance requests. During that time, my son’s portion of the utility bill averaged nearly $200 per month, which was outrageous. The a/c was not working properly and water was dripping from the ceiling in the utility closet the day my son moved out. Safety was also a concern. At one point, a roommate who had been evicted remained in the unit for months afterward and continued accessing the apartment. This situation should have been handled immediately, yet it was not. Here’s the icing on the cake. My son’s final utility bill was $800. Mind you this is only 1/3 of the total bill. The initial move-out inspection report stated that there were no additional charges, yet weeks later a $200 cleaning charge was mysteriously added. That $1000+ balance was then reported to credit despite our written dispute and numerous attempts to resolve the issue. Anyone considering this property run! Management changes frequently. The employees at the front desk are useless. The current manager will not return emails or phone calls. Then, when you go to the office to discuss issues, in person, they refuse to come to the front desk and speak to you like a decent human being. I hate that we stayed so long. Our experience was horrible! The pictures below were taken at move-out. We have video as well. What exactly needed to be cleaned for $200 again?

The Arch Apartments: A Move-In Nightmare Calling my nephew's move-in experience at The Arch apartments "disgusting" is a vast understatement. The filth was beyond comprehension: stove caked in grime, floors coated in a sticky film, fridge and microwave teeming with unknown substances, cupboards lined with a layer of dust and neglect. The stench was unbearable. I understand that tenants can leave units in terrible condition, but it's the Arch's responsibility to ensure units are cleaned and repaired between occupants. We were told there's a two-week turnover period for exactly this. Clearly, that didn't happen. Adding insult to injury, some of the furnished furniture was broken, and the pool resembled a stagnant swamp. The entire experience was utterly appalling and unacceptable. The Arch's complete disregard for basic cleanliness and tenant well-being is astounding. Steer clear of this property if you value even a modicum of hygiene and respect for your hard-earned money.

My overall experience here was overwhelming with a few low expectations. The service was polite and friendly, however some changes around here can be done. The pool was closed down for the rest of the summer and fall and I was told that it was going to be a fixed, however no changes have been made. When I first walked into my apartment, it wasn’t as bad as the other complaints were, however my space was not prepared. Trash was left inside cupboards and all around the inside and outside of the apartment. I told them over the phone to not give me specific roommates along with roommates that are connected with the other roommates and I had to live with one of them and she was a complete nightmare to live with and on top of that, within the next few months, my rent randomly went up by $100, so I was paying more than what I should.

I wouldn’t recommend the Arch to a dog let alone a person. My air was broken for over a month, and they gave me the run around about getting it fixed. I didn’t have hot water for a week. They shut the water off completely for 24hrs due to a pipe being busted. Management is unprofessional, and they rarely reply to emails or speak with residents concerning issues that we are having in our unit. It is ran mostly by college students who try their best to accommodate residents, but often come up short due to management. Their maintenance team ONLY consists of college students who lack the experience to fix issues that occur in different units. The outside area is surrounded by garbage, they expect us to use old appliances that are rusted, my sister’s floor had holes in them that they refuse to fix, and it is impossible to contact corporate. They take advantage of college students. I give the Arch a 0/10.

I can’t even believe this place would have a rating of over 3 stars. It’s laughable. Trash everywhere. My sister drove from out of state to move her son into a place that was unlivable. He couldn’t move in. With no other place to stay, he went back home. Disappointed. And will now have to either transfer or attend college online. Ridiculous!!!! And they will not do anything about this mess. The room he was supposed to move into wasn’t even ready for an animal to be in let alone a human being. No concern at all. Residents say that trash has been outside for weeks.
