Lived here for 3 years. No issues until move out time. I paid their $300 cleaning fee and then they did the “walk through” before the clean and claimed everything that would’ve been cleaned, as damage. A lot of us have been scammed by this place. DO NOT LIVE HERE. THEY WILL SCAM YOU.

My significant other got scammed on carpets just like a few other people on here. They require a $300 deposit for carpet cleaning when your lease is up and on the day of moving her out we asked the maintenance if we needed to clean up the carpet at all, to which they replied no and that they'd take care of it. Now they are charging her $600 to "replace" the carpet that I probably could have cleaned myself. Wish we would've seen these reviews before hand.

This is my 3rd year here with two different roomates and I haven't had any problems that haven't been taken care of. Maintenance is always pretty quick and I have found the office staff helpful but sometimes it does take a couple days to get info back. It did take my first roommate a little time to get paperwork approved but I know she got her money back when she left and liked it . Overall its worth it .

DO NOT LIVE HERE. these people are the biggest scammers i have ever met and all they try to do is take your money. Every other month there would be a note on our door saying we owed them $500 because we didn’t pay rent, and we would have to drive all the way to the main office and tell them no we definitely did pay rent and they would just say “oh right never mind”. On top of that, you definitely will not get any of your deposit back. Not only did they take our whole deposit of $400, they also took my roommate and I’s $200 each pet deposit. Out of $800, we got $40 back. Even though there was NO pet damage. Literally the spot where a TV stand and a fan that was not even touching the carpet were cleaner and newer looking than the rest of the carpet because that carpet had not been exposed to anything for a year; they said they we had somehow stained the carpet and applied something ourselves that messed up the carpet and had not come out even after the $230 REQUIRED carpet cleaning service we paid for. So, they took our whole deposit to replace the carpet. Literally complete scammers. Worst apartment complex ever. Staff is so unorganized and unprofessional. Literally live anywhere else but here. I saw these reviews before and thought it would be different, but it’s not. Don’t live here.

The staff are mean and deceiving. They pretend to be hospitable people when you are interested in renting and then turn on you immediately after you sign the lease. All they want is your money and could care less about your satisfaction. My roommate and I had problems with these apartments within the first couple weeks of moving in. Our neighbor had a loud speaker or sub woofer that was against my wall and i could hear and feel all hours of the night, almost every night. We complained to the staff and even called the police more than 5 times and the staff still did NOTHING. They told us that calling the police did no good and that we needed to call their private security company and that we would have to call this security company THREE TIMES before anything could be done. However, every time we called the cops or the security, the neighbor would come bang and yell outside the front door. So we told the staff about this and they literally said they could do nothing and one of the staff members actually came over and showed us how to prop a chair against the door so it couldn’t be kicked open when we told them we were worried about our safety. We gave up on the speaker situation since nothing was being done and I ended up basically sharing a bedroom and bed with my roommate, because the speaker was less loud in her room. Definitely had triple the amount of sleepless nights then I did in the dorms freshman year. We even asked if we could switch apartments or get out of the lease and they wouldn’t let us without paying a crazy fee even though part of the lease agreement is a peaceful environment. When you have problems at these apartments, they are ignored and minor to the staff, but they will make sure to notify you several times of payments and charge you for every little thing possible. Upon move out, my roommate and I were charged over 1500 dollars in damages. The carpet had burns and needed to be replaced, yet they charged us almost 300 to shampoo the carpet twice that was being torn out? And several hundred dollars on other things that would usually be considered wear and tear ( scatch in dishwasher, scratch in oven, dent in door). They charge their tenants money to keep up with the normal expenses of managing rentals. If you are looking for a place in Las Cruces, I HIGHLY recommend against the Pavillions at either property. I only moved there because it was close to work and school but I now live 20 minutes away from both and am still way more satisfied. Even campus housing is a much better option.
