I had a really pleasant stay at Kapi Residences. The location in Irvine is excellent and very convenient. The property itself is clean, quiet, and clearly well maintained. What made the experience stand out the most was the staff. Everyone I interacted with was friendly, welcoming, and genuinely helpful whenever I had a question or needed assistance. That level of service made me the stay feel easy and comfortable. Overall, a great place to stay if you’re looking for a clean, well-kept property with a great team behind it. I would definitely stay here again.

My daughter attended MUD in Burbank for 7 months. The first month she had to go to a temporary apartment for a month because the corporate office messed up!! Then she was able to go to the residence in Burbank that she was originally supposed to go to. My daughter encountered some mental health problems after she graduated- we paid almost $1000.00 for additional charges. Very little support from the staff - I would not recommend living or staying in any of their apartments!!!

I had an exceptionally positive experience at Kapi Residences. The apartment matched the description perfectly; it was furnished, clean, and situated in a very secure community in Irvine. What I appreciated the most was the convenience: proximity to UCI, grocery stores, Target, parks, and walking trails simplified my daily routine. The atmosphere was tranquil, allowing me to study without interruptions, and I consistently felt that the staff genuinely prioritized the comfort of the residents. This is an excellent choice for students or interns seeking hassle-free accommodation.

During my stay at Kapi residence in their Irvine location, I can’t say I left happy. When I first got there, the apartment didn’t looked as well as advertised. The carpet was dirty and the plumbing system was terrible. In the 3 months I stayed, I had to call Kapi to repair the toilet a couple of times and had huge cockroaches in the first week. The furniture seemed very used and the only good thing that I liked was the tv. I was fine not getting a great apartment, but what bothered me was the hidden move out fee. In my move out, all five of my roommates were charged a $100 cleaning fee each. $95 restoration fee when I got apartment as seen in the pictures. Also expect to always get extra charges for over-usage of utilities. I tried to communicate with Kapi to see if they could waive the $95, but they said no. In addition the move out fees will be taken out of your deposit. I wouldn’t recommend moving here unless it was your last choice. You can the judge with the pictures provided.
