This place made me incredibly sick. There is mold in the walls, I will leave a photo. My white blood count was high for over a year while i lived here and as soon as i moved out it slowly turned to normal. The management here is also incredibly rude, once Ms, Gale Griffin even walked away while I was talking to her and hid in her office, I was just trying to resolve an issue when she took issue that i had my phone out, she asked me to put it away and i refused. There are bug infestations. This is a terrible place to live, avoid it at all costs, it WILL make you sick.

I like my apartment, the bills are a little steep when you're on a fixed income, but you really have to use the resources offered around Chattanoga. The apartments are pretty nice, great amenities to enjoy, like the workout room with gym maxhines and free weights, the tanning bed, the pool, hammocks to kick back in and relax or take a nap. Overall, Its a comfortable place to call home!!

Be prepared, this is going to be insanely long. If you are a female or someone living on their on own please STAY AWAY from this place!! First off, I moved in May 10th from a sublease- from the get go the people on the office are all like 20, they had me sign the wrong lease. We get that fixed and immediately a $700 fee is put into my account that had to be paid “right away” on top of rent I had already paid for and a $850 move in fee. Moving into July, they do inspections for the people moving in in August (also from my time here just from May-November I have had every bit of 5 or 6 inspections without a 24 hour notice for things such as pests, bedroom key check, etc.), I work night shift so I left a note on my door to kindly be quiet and that i left the door unlocked to come in if needed- I heard them come in and read my note and the guy proceeds to walk in my room and while i had my eyes closed he walked over to my bed and stood over me while I pretended to be asleep (i am a single young female with no form of protection) I can’t even exaggerate it- I literally felt his breath on my face until the second maintenance guy was finished with the other bedroom and he turned around and locked my door back and walked out. Also in July, my air goes out for over 5 days and my apartment reaches over 90 degrees and when I let them know all they said was to put in maintenance requests, i think i ended up putting in like 5 before it was ever fixed. I still had to pay rent in full, and I wasn’t provided with any fans. August comes around and I log into my portal to pay my rent and I notice a $1698 fee, when I was contacted about the balance I was told “hope you can pay it.” Moving onto September, a leak on the floor above me had gotten so bad it created an insane amount of mold in the corners of my ceiling above my door to the point my ceiling was moldy and squishy. It did not get fixed for a long time, and when it was fixed the maintenance guy came and cut my door out where insulation was exposed for over a month. When it was patched up and repainted the paint was not even the same color, nor was it even sanded. On top of that, one of those times he was in and out fixing my apartment door I had made biscuits and left them on my counter and notified him I worked night shift. He proceeded to bang on my bedroom door to get my attention, when I came out of my room he was literally eating one of my biscuits that were on my kitchen counter as he was speaking to me about my door. Also considering I work nightshift I do not use much electricity because I sleep during the day and my lights are always off- they hit me with a $262 utility bill that continues to go up monthly for ONE bedroom. October comes around and I get home from work around 8am and get in the bathtub and I hear my bedroom door open so i jump up and put clothes on and go in my room and a maintenance guy is in my apartment without knocking or letting me know he was coming in. Moving onto November, my air goes out AGAIN on the 16th and is currently still not fixed and not completed and it is the 24th. Also, I let maintenance know I was moving out my personal furniture and bringing the properties furniture back and I did this on 11/20 on a wednesday- I come back that sunday and I open my door to no couch, all my lights on, and an extreme smell of weed. This place is not safe for young people and is far from “luxury” like they say. There is constantly trash piled up everywhere, feces from homeless people smeared on the walls outside, the homeless people are constantly trying to get into your cars outside where you’re supposed to park, they come in your apartment for pests all the time and there are always bugs EVERYWHERE, and it is incredibly easy to get into your apartment without a key- I have literally gotten into my front door using my fingernail. The office and management is far from helpful. Please please please if you are thinking about moving do not move here simply for your own safety.

It might seem cheap and close to campus, but don’t be fooled — Douglas Heights will charge you for way more than you expect, and they’re not upfront about it. The portal is confusing, staff give inconsistent answers, and they’ll mislead you about what’s required, then hold you responsible anyway. It feels like they take advantage of students who don’t know their legal rights. The stress, uncertainty, and surprise fees just aren’t worth it. In my situation, I signed a lease renewal thinking it wasn’t valid yet because my dad, the guarantor, hadn’t signed — which the staff and system both confirmed at the time. He got five emails asking him to sign, and I was even told they were “waiting on him.” But later, when I asked to cancel, they suddenly claimed his signature wasn’t necessary — even though their portal still shows it’s pending. Now they’re trying to enforce a lease I signed under false assumptions, and they won’t take any responsibility for their own miscommunication. The complex also feels incredibly unsafe. I’ve personally witnessed someone get chased right outside the building. There are homeless people often gathered around, and I know residents whose apartments have been broken into. The doors don’t always lock properly, and it’s honestly scary just walking to and from your unit. And don’t expect what’s advertised to match what you get. They say there’s a pool, but it’s almost always green, dirty, or so drained it’s unusable. The hallways reek and are filled with trash, and apartments have roaches, broken toilets, leaky sinks, and maintenance is slow or unresponsive. To make things worse, there’s constant miscommunication between staff and management. You’ll get text reminders about things you’ve already submitted. You don’t even know who you’re talking to half the time. The resident portal is impossible to navigate and never gives you clear updates. Packages get lost regularly, and if you try to reach out to management, good luck — you’ll rarely get a response. Honestly, it feels like they intentionally allow this confusion to exist just so they can abuse their power and avoid accountability. If you’re thinking about living here, just know it’s not as simple or affordable as it seems — and once you sign, you might get stuck in a mess you never agreed to. The apartments are dirty. The management is trifling and no one seems to care about anything other than getting a paycheck. I am sick and tired of living here and honestly management sucks period. they never take complaints as seriously as they should yet want to bill for every small thing there is. Mold roaches, fleas and just so much negligence that I'm surprised that Douglas heights has not been shut down. Everyone who works at Douglas heights needs to be fired, and this apartment building needs to be shut down. I am sick of unprofessional people and tired of unprofessional management, unprofessional security, unprofessional lease members and honestly, the whole team just needs to be exterminated.
